Salary Range: $110,000 - $120,000 base salary, $8,000.00 annual car allowance

Role Overview

The Senior Regional Leasing Manager is a key strategic leader responsible for driving leasing performance, strengthening occupancy, and elevating customer experience across a defined regional portfolio. This role focuses on identifying performance gaps, enhancing sales effectiveness, and ensuring consistent execution of leasing standards. With deep expertise in sales leadership, coaching, market analysis, and customer service, this individual partners closely with regional operations and cross‑functional teams to improve conversion outcomes, accelerate leasing velocity, and support revenue growth.

The ideal candidate is a proactive operator who can diagnose challenges quickly, develop targeted solutions, and lead teams toward measurable results.

Key Responsibilities
  • Provide hands‑on leadership to regional leasing teams, ensuring alignment on vacancy reduction, conversion targets, and overall portfolio stabilization.
  • Assess property‑level challenges and design tailored action plans to strengthen leasing performance.
  • Conduct regular site visits to observe operations, reinforce best practices, and support teams in closing prospects.
  • Build strong relationships with internal and external stakeholders at all levels.
Leasing Strategy
  • Partner closely with Marketing to share leasing insights, operational feedback, and strategic recommendations.
  • Lead the development of leasing‑driven marketing initiatives that support occupancy goals and accelerate leasing velocity.
  • Prioritize targeted campaigns based on renter demographics, affordability trends, and local market conditions.
  • Optimize marketing spend across assets to address vacancy spikes, underperforming units, and seasonal fluctuations.
  • Monitor renter behaviour, digital engagement, and competitive activity to refine targeting and improve lead quality.
Team Development & Coaching
  • Evaluate leasing staff performance and provide tailored coaching, both in‑person and virtually, to enhance sales skills and customer engagement.
  • Provide regional support for short‑term and long‑term operational needs, including travel across the assigned portfolio.
  • Support property teams in conducting viewings, managing objections, and delivering a seamless leasing experience.
  • Review sales calls with cross‑functional teams to ensure consistent, professional communication with prospects.
  • Escalate operational challenges, trends, and risks to leadership as needed.
  • Conduct property audits to evaluate curb appeal, unit readiness, common areas, and frontline presentation.
  • Perform competitor mystery shops and ad‑hoc market surveys to gather pricing and positioning insights.
  • Collaborate with cross‑functional teams to interpret market data and inform pricing or incentive strategies.
  • Participate in training sessions, team meetings, and pricing discussions to share relevant field insights
Qualifications
  • Minimum 8 years of experience in residential leasing, real estate sales, or property management.
  • Strong analytical capabilities with the ability to interpret market trends, digital behaviour, pricing dynamics, and competitive insights.
  • Proven track record of exceeding leasing and revenue targets across diverse asset types and market conditions.
  • Experience managing and closing high‑value leasing or sales opportunities.
  • Self‑motivated, customer‑focused, and committed to service excellence.
  • Exceptional communication skills, both written and verbal, with the ability to influence and motivate teams.
  • Strong problem‑solving and negotiation abilities.
  • Flexibility to work evenings and weekends as business needs require.
  • Valid driver’s licence, clean driver abstract, reliable, insured means of personal transportation to and between work locations required.
