Reporting to the Operations Manager, the Maintenance Operator plays a key role in supporting the Building Operations Team in the efficient and effective management of complex building systems within the asset. This position is responsible for ensuring that all systems are maintained and operated at optimal performance levels on a daily basis, with minimal disruptions. The successful candidate will contribute to the overall operational excellence of the facility, demonstrating a commitment to safety, reliability, and proactive maintenance.

• Monitor, repair, and maintain all building systems equipment, devices, controls, and distribution networks within the property;
• Monitor, troubleshoot, and adjust all control systems (lighting, BAS, life safety, environmental, energy, etc.);
• Identify signs of equipment malfunction and failure, and correct or report the problem to the Operations Supervisor or Operations Manager, providing a full and detailed report of the issue;
• Perform inspections and testing of all equipment, systems, and areas of the property; make corrective measures as required; maintain accurate and up-to-date logs of such inspections;
• Maintain daily operational logs, including a detailed and thorough recap of the day’s activities, important information on repairs, failures, system adjustments, etc.;
• Ensure optimum operating levels and parameters for the building systems and equipment are met to achieve maximum efficiency without sacrificing tenant comfort;
• Act as lead for all scheduled and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems, etc.;
• Perform preventive maintenance tasks, ensuring work orders are completed thoroughly and in a timely manner; work orders are to be filled in with sufficient detail;
• Perform general maintenance, including painting, minor drywall repair, ceiling tiles, minor carpet, baseboard, wallpaper, and caulking;
• Conduct general housekeeping/cleanup of one’s workspace as required;
• Respond to service requests and emergency situations in a timely manner;
• Assist with environmental assessments and reporting;
• Support corporate energy management and efficiency programs;
• Champion and participate in the corporate occupational health and safety program;
• Ensure the property and systems are in compliance with regulatory bodies;
• Oversee and actively participate in waste, recycling, and hazardous materials and diversion management;
• Support and provide guidance on all insurance and risk management inspections, remedial actions, and reporting;
• Remain current and up to date with new industry practices, legislative changes, and new technologies;
• Comply with all Quad Real Policies and Procedures;
• Provide training and direction to fellow team members;
• Assist in training/developing general maintenance staff;
• Assist security and cleaning staff, i.e., traffic control, contractor issues, and emergency situations;
• Other duties as assigned.

• BES 1 and 2 or equivalent certification.
• Thorough knowledge of building systems and sequences of operation:
  Lighting system, BAS system, Real Data Cove Kode OS, Fire safety, Plumbing, Electrical, HVAC, Mechanical systems.
• Ability to read and interpret all blueprint drawings and close-out documents is an asset.
• Attend all emergencies, provide quick resolutions, and provide detailed reports to the Operations Manager and Supervisor.
• Take an active role in maintaining a safe and healthy workplace by completing all required OHS training, using required PPE, and reporting any hazards in the workplace.
