Job Summary

Under the general supervision of the Assistant Facility Manager the HVAC Mechanic II assists with the installation, operation, monitoring of the HVAC Systems associated equipment required for maintaining effective and efficient educational facilities. Work includes mechanical repairs, preventative maintenance tasks and other duties related to maintaining the various systems, including, Boilers and Hot Water Heating Systems, HVAC Air Handlers and Exhaust Fans, Chillers and Chilled Water Systems, Air compressors, Vacuum system, Building Automation systems (Siemens, Insight Apogee/Desigo), Building Utilities, Irrigation system, Unit Heaters, Back-flow prev enters.

Performs as a working member of the team with expertise in the assigned trades area, provides guidance and instruction to others, with responsibility for project completion.

Primary Duties
  • Operates, services, and assists in the repair of pneumatic, electric and/or electronic control systems for HVAC systems
  • Performs maintenance on equipment and systems as directed or required by the operational manuals
  • Monitors and regulates air‑conditioning compressors, cooling tower fans, and other related support equipment as mandated by the manufacturer operational manual and/or common industry practice or municipal regulations
  • Regulates all building air handling equipment from central and local stations
  • Conducts regular facility inspections tours
  • Disassembles, repairs, and reassembles or replaces defective HVAC systems and components
  • Repairs other HVAC equipment such as compressors, pumps, exhaust fans, unit heaters, back‑flow prev enters, lab systems, etc
  • Operates, installs, maintains, services, and diagnoses hydronic systems including piping system, pumps, valves, flow controls devices, cooling towers, fluid tube bundles, and coils
  • Provides guidance and training in the HVAC trade
  • Performs preventive maintenance / repairs, as required to support all Electrical/HVAC systems, and assist technical staff
  • Performs routine monthly preventive maintenance on special equipment (Chillers, Boilers, AHU filters, belts, motors, lighting, inspections, etc)
  • Verifies all mechanical equipment operates efficiently and safely
  • Performs other duties as assigned
Physical Demands

Ability to work around fixed machinery; work from ladders and scaffolding up to 35 feet; manipulate heavy equipment and exert force up to 50 lbs.; work in hazardous or irritating environment; wear and work in personal protective equipment, confined spaces, and adverse weather and temperature conditions. This position is considered “Essential Personnel” subject to 24-hour 7 day/week span of operations. Work is generally performed during normal working hours however it is expected that those in this position work whenever necessary to ensure the facility is always running safely and efficiently.

After hours emergency calls are expected, evening shift, and flexible work hours.

Licenses/Certifications Required
  • CFC certification
  • Valid non-commercial Class C or equivalent driver's license
Minimum Qualifications
  • High School Diploma or GED
  • Six years progressively responsible experience in any combination of air conditioning, refrigeration, temperature control, steam distribution, or heating trades
Required Knowledge, Skills, Abilities
  • Thorough knowledge of the principles of air conditioning and refrigeration;
  • of the practices and techniques used in the installation, repair and maintenance of HVAC equipment and systems;
  • of refrigerant types, environmental impact, and gas reclamation procedures and equipment;
  • General knowledge of OSHA regulations related to the refrigeration trade;
  • of National Electric Code;
  • of basic mathematics including area, volume, and weights and the practical application on fractions, percentages, ratios, and proportions;
