Under limited supervision of the Assistant Director of Programs, the Supervisor will maintain operational leadership for the loan purchasing function. This role oversees Loan Purchasing Specialists, ensuring timely, accurate, and compliant loan review and purchase operations. The Supervisor is responsible for monitoring performance standards, coordinating with internal partners, and serving as a primary point of escalation for lender issues. This position requires a strong operational command of mortgage products, post-closing requirements, and quality control practices.

The Supervisor is expected to contribute to process refinement, support audits, and proactively identify training needs to strengthen lender performance and internal team efficiency.

  • Oversee the daily work of all Loan Purchasing and Sr. Loan Purchasing Specialists and monitor the fulfillment of Key Performance Indicators developed by upper management
  • Train new purchasing team members and identify the needs where necessary; perform additional training of current team members.
  • Oversee and ensure accuracy of purchase reviews and related documentation by staff for internal Divisions and external stakeholders.
  • Monitor and manage the full pipeline of loans presented to NHMFA for purchase review, to ensure purchase of files within designated timelines.
  • Support loan pipeline review as required or instructed to ensure operational continuity. Responsible for facilitating monthly pipeline calls with Participating Lenders.
  • Oversee 3rd Party vendors to manage loan distribution, system updates and review process.
  • Serve as primary point of contact to lenders questions, issues and concerns in a timeframe outlined by management or required
  • Responsible for reviewing loan level exception requests and escalating any requests that need upper management approval. Lead monthly pipeline calls with participating lenders to address key analytics, measurables, trends, and opportunities for improvement.
  • Coordinate with Business Development team to update purchasing portion of NJHMFA lender training and present the information during live training classes.
  • Coordinate with Internal Audit team and upper management to address loan deficiencies and to identify training
  • needs of various participating lenders based on audit findings
  • Assist the Assistant Director to facilitate the repurchase of non-performing and defective loans by participating lenders.
  • Perform other purchasing team duties as necessary.
  • Education and Experience Requirements

    Education and Experience Requirements

    Four (4) year college degree with seven (7) years of consumer lending and purchasing experience; or an equivalent combination of both education and experience which meets the required knowledge, skills and abilities.

    Physical Demands

    Ability to lift 25 lbs.

    Working Conditions

    General office environment. Evening and weekend hours also required.

    Certificates & Licenses Required

    A valid driver’s license in the state in which the person resides is required only if the operation of a vehicle, rather than employee mobility, is necessary to perform the essential duties of the position.

    • Extensive knowledge of Government, Conventional and NJHMFA administered mortgage loan requirements
    • Extensive knowledge of residential mortgage transaction documents
    • Extensive knowledge of NJHMFA Single Family Participating Lender’s Guide and Seller’s Guide
    • Extensive knowledge of Single-Family program guidelines
    • Strong knowledge of RESPA/TILA disclosure requirements
    • Strong knowledge of Quality Control procedures
    • Ability to accurately enter and retrieve computer data
    • Ability to perform math calculations related to mortgage and real estate transactions
    • Ability to organize and accomplish multiple assignments simultaneously.
    • Ability to communicate effectively both orally and in writing and to listen actively.
    • Ability to establish and maintain effective working relationships with subordinates, peers, partners and clients
    • Ability to maintain positive work atmosphere in an appropriate manner of behavior which ensures cooperation and effective communication with customers, clients, peers and management.
