Description
Job Title:Community Manager with Section 8 Experience
Our company is seeking a highly motivated and experienced Full Time Community Manager with Section 8 experience to join our team. The ideal candidate will have a strong understanding of project-based HAP Contracts with HUD and experience transmitting vouchers through TRACS. Additionally, the candidate should have experience with EIV.
Required Certifications- Must have COS or enroll in certification course within 30 days of date of hire.
- Must enroll in the following certification courses within 90 days of hire: HCCP, SCHM, TaCCs.
- Manage day-to-day operations of the property
- Ensure compliance with all HUD regulations and guidelines
- Maintain accurate records and files related to Section 8 housing
- Process and transmit vouchers through TRACS
- Conduct annual and interim recertifications for residents
- Maintain positive relationships with residents, staff, and vendors
- Prepare and submit required reports to HUD
- Ensure that the property is maintained in a safe and clean manner
- Property management: 5 years (Required)
- Bachelor's (Preferred)
- Expertise in affordable housing programs required (HUD Project-Based Section 8, Low Income Housing Tax Credit or LIHTC, etc.)
- Strong financial acumen, including budget management and accounting principles
- Experience with Real Page, One Site (or similar property management software)
- Schedule:
Monday – Friday 8:30 AM – 5:00 PM - Proven leadership skills with direct supervisory experience
- A proactive, problem‑solving mindset with a passion for creating great living experiences
- Demonstrates accountability and reliability by taking full ownership of projects and outcomes, prioritizing precision and attention to detail, and approaching challenges with perseverance, resilience, determination and proactive problem‑solving
- Autonomous/Independent – enjoys working with little direction
- Work indoors approximately 95% of the time and outdoors 5% of the time
- Ability to lift up to 25 lbs
- Although rare, be available 24 hours a day in case of an emergency and perform on‑site operations management during natural disasters
- A valid driver's license, good driving record, auto insurance, and reliable transportation is required
Base Salary: $65,000 – $85,000 annually
Exact compensation may vary based on skills, experience & location. The range provided is intended to offer a general guideline and may vary based on these factors. Final compensation offers will be determined based on a comprehensive assessment of the candidate's background and the specific requirements of the role.
