The Housing Authority of the City of Trenton, New Jersey, is seeking a dedicated and skilled housing operations professional for the position of Director of Housing Operations. This position reports directly to the Executive Director and/or Chief of Staff and is responsible for the successful operation of all Trenton Housing Authority (THA) Asset Management Projects (AMPs).
The Director of Housing Operations performs administrative and supervisory work related to the operation of affordable rental housing developments owned and/managed by THA. The work includes developing and implementing policies and procedures related to effective asset management and compliance, preparing strategic plans and performance reports, and supervising management and administrative staff responsible for:
- monitoring preventive maintenance programs and schedules;
- managing waitlists;
- completing income certifications and re-certifications;
- leasing units;
- performing unit inspections;
- accepting and processing maintenance work orders including follow-up;
- coordinating maintenance services;
- managing extermination and pest control programs;
- enforcing leases and house rules;
- enforcing parking policies and procedures;
- coordinating life and safety inspections; and
- referring residents to THA’s Resident and Community Services Department and social service providers.
A bachelor’s degree in social services, public administration, business administration or related field and a minimum of seven (7) years of experience in public housing management, affordable housing management, real estate property management, low-income tax credits, or related field, including a minimum of five (5) years at a senior management level. An equivalent combination of education and experience may be considered.
Must have or be able to acquire the Public Housing Manager and Low-Income Tax Credit Certifications within one (1) year of employment.
Must possess a valid New Jersey driver’s license and be insurable under THA’s plan.
