Operations Manager
Flowtec is partnered with a growing, developer-backed real estate organization that’s expanding its Development & Construction team due to continued project growth across the U.S. This opportunity is ideal for someone who wants exposure to the full lifecycle of commercial development and construction while working directly with leadership in a fast-paced, highly collaborative environment.
The team is looking for someone who can operate on the owner/developer side — managing multiple retail and commercial projects simultaneously while coordinating developers, architects, consultants, general contractors, and tenants from early budgeting through closeout.
You’ll have visibility into acquisitions, development strategy, preconstruction, budgeting, scheduling, and construction execution across a national portfolio.
This position will report directly to the Vice President of Development & Construction and will play a key role supporting projects across a growing national portfolio.
Responsibilities- Manage projects from conceptual budgeting through turnover and closeout
- Coordinate architects, engineers, consultants, municipalities, and contractors
- Review drawings for constructability, scheduling, and cost impacts
- Lead bidding, contractor selection, and project buyout efforts
- Oversee schedules, milestone tracking, and critical path coordination
- Review pay applications, change orders, and project cost reporting
- Participate in site meetings, inspections, and contractor coordination
- Support permitting, zoning, and utility coordination efforts
- Ensure projects align with lease dates, tenant requirements, and ownership expectations
- Maintain strong communication with leadership regarding project status, risks, and timelines
- 3–7 years of commercial construction or development experience
- Background with a General Contractor, Developer, REIT, or Owner’s Rep
- Experience managing multiple projects in different phases simultaneously
- Strong understanding of budgeting, scheduling, RFIs, submittals, and construction documentation
- Ability to identify issues proactively and help drive solutions
- Comfortable operating in a fast-moving, entrepreneurial environment
- Bachelor’s degree in Construction Management, Engineering, or related field preferred
- Direct exposure to ownership and executive leadership
