AssistantCommunity Manager
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. In this role, you will play a vital role in delinquency and collection of rent to optimize the property's cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration and risk management in the absence of the Community Manager.
As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with the company's policies and procedures, safety and fair housing guidelines, and liability concerns.
- Post all payments and income received from all applicants, residents, and non‑current residents accurately, timely, and efficiently.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
- Help the property meet budgeted revenues, expenses, and net operating income.
- Post all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files to ensure accurate records.
- Walk units and post all move‑out charges, statements, and security deposit refunds.
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Ensure staff effectiveness through training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and effective leadership.
- Ensure staff compliance and consistency with company policies and procedures.
- Ensure effective leasing techniques, obtain closure, and maintain accurate leasing documentation and reporting.
- Implement marketing strategies and systems in line with the annual marketing plan.
- Handle resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop and implement resident retention programs such as resident functions, special promotions, and monthly newsletters.
- Show, lease, and move in prospective residents.
- Manage excellent customer service and monitor service‑request turnaround and responsiveness of maintenance staff.
- Maintain property appearance and ensure repairs are completed on time through regular inspections.
- Assist with supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically, obtaining bids and pricing from vendors and contractors.
- High school diploma or equivalent; bachelor’s degree preferred or two years’ experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience.
- Understand and perform all onsite software functions; basic computer skills required.
- Basic knowledge of fair housing laws and OSHA requirements.
- Perform duties while remaining in a stationary position, often standing or sitting for prolonged periods and communicating with others.
- Move about to accomplish tasks at various work sites.
- Occasionally ascend/descend ladders, stairs, scaffolding, ramps, step stools, and other equipment; work in tight and confined spaces, overhead positions, and both hot and cold environments; lift and place objects up to 25 lbs.
$27 per hour to $28 per hour
