SKILLS AND KNOWLEDGE
REQUIRED:
The incumbent must be able to read and write; is required to read blueprints and instruction manuals, have knowledge of high and low pressure boiler operation and repairs for safe operation. The incumbent must have knowledge of air condition systems on chillers, air handlers, air balance, and make repairs on these systems. Independently determines the nature of the trouble and extent of required repairs.
Judges the impact that specific repairs may have related integral devices, makes further tests, adjustments, alignments to ensure that the repaired equipment and related integral devices are aligned and functioning properly.
REPORTS TO: Maintenance Supervisor
TERM OF EMPLOYMENT: 12 months; 7:30 a.m.
- 4:30 p.m. (Overtime pay or compensatory time after regular hours of work performed with approval of Maintenance Supervisor)
JOB GOAL: To help maintain the physical school plant in a condition of operating excellence so that full educational use of it may be made at all times.
RESPONSIBILITIES:
- Operates, maintains and repairs two high pressure 400 HP fire tube boilers to produce and maintain steam at constant pressure. Operates and repairs auxiliary equipment such as vacuum pumps, fuel oil pumps, gas regulators, air compressors, refrigerated dryers, feed water pumps, deaerator tank, draft fans, control air compressors, feed water regulators, pressure controls and safety controls.
- The incumbent makes extensive repairs to the above such as electrodes, solenoids, switches, pressure, thermostats, and rheostats. Repairs and replaces water regulators, oil and air supplies and controls, alarms, safety devices and blower motors.
- When repairs are completed, set, adjusts, and test the after inspection, makes repairs to the refractory and other needed repairs to bring the boilers up to safety standards.
- Makes hydrostatic tests to ensure stability of the boilers, then places the boiler back in service. Blows down boilers each shift or as proper amount of phosphates, caustic, tanning to maintain proper readings.
- Is also responsible for keeping all equipment areas clean. Performs preventive maintenance, repairs on equipment and records inspections and repairs that were performed as required by the TCPS preventive Maintenance Program.
- Operates one 350 ton air conditioning chiller unit and provide maintenance as required. Checks temperature sensing points and adjusts control; starts, regulates, stops air handling equipment,resets temperature controls and steam spray valves for humidity controls; logs gauge readings; test water in cooling tower and record results of water condition tests.
- This includes air handlers which consist of a chill water coil, a heating coil, humidifier and numerous fans and electric motors ranging from one horsepower to 30 horsepower, reheat water convertors, chill water pumps, condenser water pumps and condenser water tower and fan.
- Inspects filters in the air handlers and replaces when necessary. This is accomplished by manometer which shows the pressure drop on each side of the filters, also checks all fan belts for use of aexcessive wear, alignment, proper tension and replaces when necessary.
- Adjusts dampers both manual and pneumatic to accomplish the proper mixing of outside fresh air and return M. Checks alignment of large air handler fans, shafts and bearings, also balances fans, shafts and thermostat and pneumatic three-way mixing valve.
- Dismantles, repairs and reassembles pumps, impellors and compressors, fits connecting rods, crank shafts, piston rings, bearing and bushings, overhauls valves, replaces gaskets, springs, floats, diaphragms,…
