The Opportunity

We are looking for a Land Development Superintendent to join our team and take charge of all technical aspects of site development management in new home construction. This role involves overseeing offsite construction tasks such as grading, sewer, water, streets, dry utilities, and landscaping. You will play a crucial role in trade management through effective scheduling, thorough field inspections, and ensuring the final acceptance of improvements across multiple projects.

Spend 80% of your time in the field, directly impacting project success, and 20% in the office, coordinating and planning.

Key Responsibilities
  • Manage and oversee construction schedules for multiple land development projects simultaneously, including preparing, implementing, maintaining, and updating projected construction schedules as needed.
  • Schedule and conduct contract and scope of work briefing meetings to ensure all parties understand project requirements and timelines.
  • Organize pre-construction meetings with subcontractors, governmental agencies, utility companies, and consultants to align on project goals and expectations.
  • Coordinate daily with governmental officials, inspectors, consultants, subcontractors, and construction staking providers to ensure smooth execution of site development tasks.
  • Monitor subcontractors' and utility companies' work for compliance with construction schedules and quality standards, providing weekly updates on progress.
  • Schedule and participate in municipal inspections to achieve final acceptance of improvements, addressing any punch-list items for tract acceptance.
  • Follow up with municipal agencies to obtain final sign-off letters for bond exoneration and participate in bond exoneration meetings as necessary.
  • Project upcoming extra work and report cost impacts to the Land Supervisor to ensure budget adherence.
  • Manage project accounts receivable, prepare reimbursement requests, and assist in bidding special projects as needed.
What You Bring
  • Preferred college degree in Civil Engineering or Construction Engineering & Management.
  • 3 to 5 years of experience in land development construction management, including grading, utilities, paving, masonry, civil and soils engineering.
  • Proficiency in Microsoft Office Suite and project scheduling software (e.g., Microsoft Project) to effectively manage project timelines and documentation.
  • Strong numerical skills to handle budgeting, cost projections, and financial reporting.
  • Excellent written and verbal communication skills to clearly convey information and collaborate with team members and stakeholders.
  • Detail-oriented with strong follow-up and follow-through abilities to ensure all tasks are completed accurately and on time.
  • Good interpersonal and problem-solving skills to effectively manage relationships and resolve issues that arise during projects.
  • Ability to take initiative and be a self-starter, demonstrating proactive problem-solving and independent work capabilities.
  • Ability to multitask and manage multiple priorities in a fast-paced environment.
  • Familiarity with blueprints, grading plans, improvement plans, and landscape plans.
