Maintenance Manager

Overview

Our Maintenance Manager oversees organizational maintenance tasks, including maintaining offices, buildings, grounds, dorms, casitas, restrooms, and company vehicles. Duties include scheduling maintenance and facility tasks, supervising Facility and Maintenance Teams, and responding to maintenance and facility emergencies. Maintains occupational health and safety standards, ensuring GRM properties are in top-notch shape for guests, staff, volunteers, vendors, donors, and other visitors.

• Prioritize, upkeep, and optimize maintenance and repair work for GRM facilities
• Plan and control daily maintenance and repair work to ensure effective utilization of resources
• Direct the maintenance of all buildings, facilities, equipment, and properties, creating maintenance schedules and delegating tasks to team members
• Attend safety meetings as needed
• Oversee maintenance projects throughout, inspect equipment malfunctions, conduct site inspections, and identify areas requiring extra maintenance work
• Supervise Maintenance Techs, ensuring they follow safe work practices
• Service and maintenance of HVAC systems, washers, dryers, coolers, plumbing, etc., including servicing, repairing, adjusting, and testing machines, devices, parts, and equipment
• Coordinate and participate in renovations and special projects, scheduling contractors for major repairs as required
• Assist, schedule, and oversee volunteers on maintenance projects
• Maintain inventory, oversee and communicate purchasing supplies for maintenance in compliance with budget
• Oversee the safety of Mission facilities and equipment
• Manage fire alarm systems
• Work with City/County and Fire to ensure code compliance
• Work with contractors when necessary
• Ongoing training of Maintenance Technicians
• Conduct Gas Safety training for all employees at GRM’s Miracle Mile location
• Maintain all Master Meter records and annual inspections
• Perform on-site repairs
• Stay on-call and respond to emergency maintenance needs
• Reviewing and maintaining maintenance budgets
• Coordinate, negotiate, and oversee contracts and work performed by outside vendors
• Record and report outcomes of GRM operation efforts as outlined in department playbook

• Organizational skills for scheduling maintenance tasks and ensuring job completion, even during emergencies
• Proven experience in maintenance management, preferably in a hotel, apartment setting
• Proficient ability to solve practical problems and use de-escalation techniques
• Knowledge of machines and tools, including their designs, use, repair, and maintenance. Familiarity with drafting and understanding blueprints and schematics
• Excellent communication and interpersonal abilities
• Knowledge of safety and environmental regulations
• Attention to detail, ensuring maintenance tasks are not overlooked
• Familiarity with budget management and cost-control principles
• Technical understanding of the trades; electrical, mechanical, plumbing and hydraulic systems
• Well-informed of Occupational Safety and Health Administration (OSHA)

• Satisfy all pieces of training as assigned by the manager (onboarding, basic training, OPPD, etc.)
• Attend staff meetings as directed
• Perform other duties as assigned

• Minimum high school diploma or GED. Minimum of 5 years of commercial maintenance experience
• Minimum of 3 years of leadership and managerial experience
• Vocational training and/or work-related experience in building and maintenance management
• Basic computer skills, including Microsoft Office
• Maintain a valid Arizona driver's license and have a clean driving record
• Proficient ability to solve practical problems and use de-escalation techniques
• Proficient in sanitation procedures
• Good verbal communication skills, including active listening and translating complex information
• Bilingual English/Spanish a plus
