• Perform and schedule daily maintenance tasks, including preparing vacant units for occupancy and preventative maintenance.
• Assist with interviewing, screening, and recommending service, housekeeping/custodial, or grounds personnel.
• Help train all service, housekeeping/custodial, or grounds personnel.
• Clean and maintain work areas, tools, and equipment.
• Initiate process improvements and refine maintenance methods.
• Maintain MSDS sheets and replacement logs.
• Hold the maintenance team accountable for meeting attendance and performance expectations.
• Schedule and supervise vendor work.
• Manage inventory, ordering, and delivery of supplies and equipment for the service, custodial, and grounds departments.
• Ensure OSHA standards and company safety policies are complied with at all times.
• Handle lock‑outs resulting from evictions and respond to service requests within 24 hours; on‑call availability required.
• Report unusual or extraordinary circumstances regarding the property or residents.
• Remove snow and ice as necessary.
• Ensure necessary tools are on hand.

• Self‑motivated with attention to detail.
• Proficient with various hand and power tools.
• Ability to maintain positive relationships with internal and external contacts.
• Effective communication skills.
• Prior property maintenance or maintenance person experience.
• Prefer supervisory experience.
• HVAC and CPO Certifications preferred.
