Trades Generalist or Handyperson
Coordinates and performs work assignments for heating and/or air conditioning system repairs, electrical repairs or modifications, plumbing, carpentry, and workstation installation.
Essential functions include:
- Exhibiting excellence in customer service through appropriate attitude and interaction with all patients, visitors, and staff.
- Coordinating planning, scheduling, and implementation of activities to accomplish work in cooperation with other sections of the department and/or other departments; coordinating preventive maintenance activities.
- Installing, maintaining, and repairing sinks, showers, toilets, water heaters, and other plumbing fixtures; replacing washers, faucets, and broken pipes.
- Ensuring complete and proper logging of files, records, and required cost computation of time spent, materials, and supplies used for each completed requisition or work order.
- Checking and replacing broken electrical switches and making other electrical repairs.
- Isolating defects in wiring, switches, motors, and other electrical equipment using testing instruments such as ammeter, ohmmeter, and voltmeter, testing lamp, or growler.
- Replacing faulty switches, sockets, and other simple elements of electrical systems.
- Filling nail holes, joints, and cracks in walls with plaster or other filler; applying paints and other finishing coats to interior and exterior surfaces by means of brush, spray gun, or roller.
- Patching drywall, plastering surfaces, and applying texture using various techniques.
- Inspecting and operating refrigeration, cooling, and air conditioning systems and equipment to ensure all function properly.
- Repairing or replacing windows, doors, ceiling and floor tile, and various wooden wall coverings.
- Installing new ventilation and exhaust ducts, fire dampers, exhaust fans, and transfer grills.
- Installing and moving workstations, case goods, and general office furniture in climate-controlled environments.
- Working both individually and on teams for installation and move projects.
- Securely loading, unloading, unboxing, and assembling/disassembling products from a variety of manufacturers.
- Performing pneumatic tube station – weekly PM's and carrier count.
- Participating in the evaluation of fire drills.
- Adhering to and supporting team members in exhibiting TMCH values of integrity, community, compassion, and dedication.
- Adhering to TMCH organizational and department-specific safety and confidentiality policies and standards.
- Performing related duties as assigned.
Minimum qualifications:
Education: High school diploma or GED, or an equivalent combination of relevant education and experience
Experience: Three (3) years of building maintenance experience.
Licensure or Certification: Ability to pass asbestos and respirator physical.
Knowledge, skills, and abilities:
- Knowledge of building maintenance procedures and regulations and codes as it pertains to plumbing, electrical, structural, and carpentry repairs.
- Skill in installing panel systems and moveable walls.
- Skill in the operation of tools and applying building trade knowledge in a variety of building maintenance and construction areas.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to log activities and complete routine reports and correspondence.
- Ability to listen and accurately interpret others' communication or instructions to take appropriate action.
- Ability to speak effectively before groups of customers or employees of the organization.
- Ability to calculate figures and compute rate, ratio, and percent and to draw and interpret bar graphs.
- Ability to apply basic algebraic concepts.
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
- Ability to deal with problems involving several concrete variables in standardized situations.
