Senior Maintenance Technician - Avana South Station

Position Summary

Senior Maintenance Technician at Avana South Station. Responsible for ensuring the physical conditions of buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and functionality.

• Complete assigned work orders from resident requests and perform preventative maintenance, diagnosing defects and making repairs in accordance with policies, procedures, safety standards, and code requirements.
• Execute the "make‑ready" process to prepare vacant apartments for lease and new move‑ins, including inspections, punch lists, vendor coordination, and final inspections.
• Follow procedures for acquiring, tracking, and returning materials, supplies, equipment, and tools from the maintenance department.
• Document and maintain accurate paperwork to track service requests.
• Assist with grounds maintenance, cleaning common areas, pressure washing, painting curbs and signage, and other general upkeep tasks.
• Support cost‑cutting and expense control by fixing parts where possible and using materials efficiently.

• Adhere to safety and risk‑management policies, attend safety meetings, complete required training, and report incidents promptly.
• Inspects contractor, vendor, and service provider work to verify quality, scope, and specifications.
• Conduct routine and periodic property inspections to identify safety concerns and communicate needs to management.

• Proficiency in using hand tools, power tools, and mechanical equipment safely.
• Experience with painting, entry-level carpentry, appliance repair, and basic plumbing.
• Professional manner and appearance.
• Strong communication skills, including reading, writing, and effective verbal communication.
• Proficiency in MS Office Suite.

• Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces for extended periods.
• Work indoors and outdoors in all weather conditions.
• Push, pull, lift, and maneuver weights up to 25 pounds independently and 50 pounds with assistance.
• Occasional travel to assist other properties, attend training, or business meetings.
• Work a flexible schedule, including evening, weekend, and holiday calls.

• EPA Type 1 and II or Universal certification for refrigerant recycling (required for Certified Service Technicians).
• All certifications required by state and local jurisdictions (applicable to all Service Technicians).
• Valid driver's license to operate a golf cart on property, if applicable.

Hourly rate: $28.50 – $30.50. Base salary may be supplemented by quarterly or monthly bonus programs depending on corporate or onsite property placement.
