Job Summary: The Project Manager manages overall project direction, completion, and financial outcomes for assigned projects. Responsible for directing and mentoring on‑site staff. Requires business‑management acumen and demonstrates strong leadership, organizational and time‑management skills, along with effective communication and client service skills.

Duties & Responsibilities
  • Practice implementation of Operation Zero and all Manhattan safety policies.
  • All qualities and responsibilities of an Assistant Project Manager, plus:
  • Expedite and review Owner Change Orders.
  • Review and approve Job Cost Budget updates.
  • Provide “Notice” associated with subcontractor and vendor performance or quality issues.
  • Prepare and submit proposed changes including analysis of Subcontractor/PO pricing; negotiate difficult changes with Architects and Owners with SR PM/PD guidance.
  • Assist with proposal responses and procurement.
  • Provide Marketing/Business Development assistance.
  • Perform Constructability Reviews.
  • Review/Approve Subcontract Drafts.
  • Assist estimating in procurement and scoping Subcontract agreements.
  • Chair Pre‑Construction and Pre‑Installation Meetings with all Subcontractors.
  • Assist Division Office in job estimating/bid preparation (including take‑off, preliminary pricing, scope analysis and job purchase).
  • Manage Completion of GC and Architect/Owner Punch List.
  • Manage Completion of Close‑Out Documents, Record Drawings, O&M Manuals and Warranties.
  • Manage Subcontractor/Vendor Payments.
  • Accurate Cost Coding and Quantity Reporting.
  • Understand Field Accounting Procedures (Drafts, Timesheets, Hiring Practices, Certified Payroll).
  • Implement billing process in accordance with company guidelines and contract terms - Data (% On‑Time): 0%.
  • Establish cash flow data (positive/negative).
  • Ensure on‑time payment of sub‑contractors and vendors.
  • Ensure quantity reporting and cost coding are accurate and timely.
  • Prepare Monthly Progress Billings and update Job Cost Budget.
  • Manage Subcontractor Performance.
  • Maintain Positive Working Relationships with Project Owners.
  • Monitor Construction Activities for the complete project.
  • Lead Process of Obtaining Building Permits.
  • Strategic partner with Superintendent.
  • Develop and manage project team relationships.
  • Sustainability/LEED:
    Knowledge of requirements to implement and costs.
  • Meet substantial completion date and obtain Certificate of Occupancy and Final Completion Certificate.
  • Manage and develop subcontractor and vendor relationships.
  • Assist the Superintendent in managing all Subcontractors at job site (Manpower, Quality, Schedule, etc.).
  • Delegate expediting to engineering staff and oversee engineering efforts.
  • Assist Superintendent in determining hoisting requirements and preparing Look‑Ahead Schedules.
  • Update project schedule with accuracy and monthly.
  • Prepare, submit, and present the monthly PSR Report.
  • Develop Project Reporting/Project Status Reports.
  • Implement QA/QC program compliance on the job.
  • Create a quality culture on the project.
  • Make the appropriate parties accountable for quality.
  • Ensure Notice to Proceed is in place.
  • Lead the process of ensuring all Insurance is obtained and in place for each project.
  • Provide Notice to Owner to avoid risk taking on the project for liens and claims.
  • Ensure that Agreements, including insurance, are in place before Work begins.
  • Understand Hazcom Guidelines, OSHA Inspection procedures, and Field Accounting Procedures (Drafts, Timesheets, Hiring Practices, Certified Payroll).
  • Responsible for conducting oneself in accordance with our Guiding Principles and exhibiting attributes matching the Way We Work.
  • Other duties as assigned.
