Groundskeeper - SILVER CREEK - Tulsa, OK

Position Overview

Valiant Residential is seeking a Porter/Groundskeeper who is responsible for daily maintenance and care of landscaping tools and equipment (blower, pressure washer, etc.), and notifying the supervisor regarding issues related to grounds that would be handled by the landscaping vendor. The Porter/Groundskeeper keeps the exterior and common areas of the property clean on a daily basis, assists with cleaning make‑ready units, and supports the maintenance team as needed.

The supervisor may assign additional duties as necessary.

• Ensure that the appearance of all property, including the community office, model home, apartments, amenity areas, etc., meets or exceeds Valiant Residential’s standards at all times.
• Assist the team by offering support for community functions.
• Pick up litter daily.
• Sweep/blow breezeways.
• Clean areas around dumpsters.
• Clean out vacant apartments.
• Clean mail room, pool areas, laundry room, etc.
• Assist with pool maintenance.
• Water plants as needed.
• Maintain the sprinkler system.
• Use insecticides, fertilizers, and herbicides as needed.
• Mow and trim lawns.
• Reseed lawns and replant if necessary.
• Properly stake trees.
• Correctly prune trees and shrubs.
• Weed lawns and all other planted areas.
• Make drainage corrections.
• Replace breezeway light bulbs.
• Assist with distributing notices.
• Assist in make‑readies and other maintenance work as directed.

• Minimum one year of full‑time related experience.
• Strong verbal and written communication skills in English; bilingual in Spanish is a plus.
• Willingness to perform all required tasks.
• Demonstrated knowledge of work safety habits.
• Ability to professionally represent the company.
• Valid driver’s license and reliable transportation.
• Able to work on call as necessary and extended hours (including after‑hours and weekends).
• Attention to detail—meticulous.
• Ability to organize and prioritize work.
• Social skills to interact with residents.
• Self‑motivated; can work individually and on a team.
• High school diploma or equivalent.

• Must be able to sit, stand, climb, stoop, and remain at a desk for up to 8 hours or more if needed.
• Must be able to walk the property for up to 8 hours (or more) in various weather conditions.
• Must be able to climb stairs for showing properties to prospective tenants.
• Must be able to lift up to 30 lbs as needed.
