The Area Director is responsible for managing all operational aspects of assigned properties which include budgeting, marketing, leasing, people management, maintenance, documentation, reporting, customer service, etc. This position requires demonstrated and proven success as a servant leader. This role requires the ability to lead teams, develop talent to promote and build a positive culture. A successful Area Director is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work.
In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates, and vendors.
- Maximize revenue: develop and implement marketing action plan with Community Directors; determine rental rates based on current market trends; regularly shop competitive properties; ensure rental standards and leasing practices are consistently followed.
- Create and implement lease renewal program specific to each property maximizing revenue growth and occupancy; negotiate all lease renewals in a timely manner.
- In conjunction with marketing; review marketing and advertising strategies, and ensure resident retention programs are adhered to within your portfolio.
- Prepare and approve accurate and timely payroll records; manage overtime except for emergencies.
- Ensure the accurate and timely submission of all required monthly reports and audits for assigned properties.
- Assist with oversight, supervision and support at each property in the absence of a Community Director(s) (i.e., staffing shortages, sick time, vacation, emergencies, etc.).
- Consistently meet monthly income and expense budgets for each assigned property.
- Review monthly financial performance reports with onsite teams; set strategy and goals for meeting or exceeding budget, revenue, expense control, delinquency and bad debt collection.
- Identify operational efficiencies analyzing various operating metrics/reports to improve financial results and team development; utilize opportunities for further training with Training Manager/Regional Trainer.
- Responsible for the hiring, training and retention of new staff; motivating, empowering and promoting a strong team environment for onsite and regional associates.
- Provide intentional and prompt feedback, coaching, and mentoring all on‑site associates/teams.
- Manage all staffing issues promptly, including appropriate documentation; ensure consultation with HR and leadership team on higher level associate issues.
- Conduct annual associate performance evaluations and provide/approve recommendations regarding compensation increases; stay current on compensation ranges and trends in your region.
- Lead or assist the Regional Director in regional team meetings and corporate events such as W Awards, Weidner Cares, annual regional event, etc.
- Ensure successful training and implementation of Quality Standards – Safety, Courtesy, Responsiveness, & Presentation.
- Identify and participate in professional organizations, staying current on industry laws and trends; increase overall knowledge and promote Weidner within the greater community.
- Stay current on all changes with local and state regulations, policies and laws which impact your portfolio; work with Regional Director, Training Manager and Regional Trainer(s) to ensure teams are trained accordingly.
- Set the high standard for customer service; provide assistance and act as a resource to your teams; resolve escalated resident concerns promptly and efficiently.
- Develop long range plans for maintenance needs and improvements for each property; approve expenditures above normal operating expenses.
- Maintain knowledge of current industry trends and developments within your region, understanding the potential impacts on each property and the entire regions portfolio.
- Four or more years of experience in property management at the supervisory level; bachelor’s degree desired.
