Salary Range: $119,700 - $149,600
SUMMARY
The VP of Asset Management is responsible for the strategic oversight of THA’s portfolio of apartment communities, ensuring they operate efficiently, meet performance targets, and meet deliverables for investors. This role blends operations, finance, and strategic planning, working closely with the Affordable Housing, Rental Assistance, Development, and Finance/Accounting Departments. The VP of Asset Management is the strategic leader of THA’s multifamily portfolio, ensuring it runs profitably, meets investor objectives, and delivers exceptional resident experiences.
This role demands a mix of financial acumen, operational oversight, and leadership skills.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Oversee the entire multifamily portfolio, not just individual properties, aligning strategies across all communities.
- Monitor key performance indicators (KPIs) such as occupancy, collections, delinquency, and expenses. Track actuals vs. pro forma projections and make recommendations on budgets accordingly.
- Ensure consistent asset performance reporting and data integrity across all properties
- Assist in developing, reviewing, and managing annual budgets and financial models
- Review capital expenditures to ensure alignment with strategic goals and ROI expectations
- Ensure adherence to annual budgets and value-added strategies
- Oversee DSCR testing for assets going through conversion
- Partner with Finance to ensure accurate financial reporting and budgeting
3. Operations & Strategy
- Collaborate with property managers to improve leasing, marketing, staffing, and maintenance
- Assist with major unit renovations, amenity upgrades, and rent increases
- Develop and implement value-added strategies and capital improvement plans to enhance asset value and resident satisfaction
- Align operational practices with THA’s broader strategic initiatives and development pipeline
4. Communication & Reporting
- Provide regular, transparent, and comprehensive reporting to investors, lenders, partners, and THA staff
- Ensure all properties maintain compliance with HUD, LIHTC, Lenders, and other applicable regulatory requirements
- Monitor reserves, cash position, and potential operational risks
- Identify and address issues such as staffing shortages or vendor failures
- Oversee the procurement, management, and the renewal of all property and liability insurance policies across the portfolio
- Lead the annual marketing of insurance coverage, in partnership with the insurance broker to ensure competitive pricing and appropriate coverage levels
- Evaluate insurance policy terms, limits, deductibles, and exclusions to balance risk mitigation and cost efficiency
- Coordinate with brokers, carriers, and legal advisors to manage claims, minimize loss exposure, and ensure timely resolution
- Ensure compliance with lender, investor, and regulatory insurance requirements
- Evaluate and recommend strategies for asset disposition, refinancing, or recapitalization
- Analyze market conditions and asset performance to determine optimal timing for transactions
- Coordinate with brokers and legal counsel, and financial partners to execute sales or refinancing activities
- Maximize financial returns while aligning with THA’s long-term strategic goals
