Job Description SummaryJob Summary:
This position supports the Assistant and/or Chief Engineer and Sr. Facilities Manager in the day‑to‑day maintenance, repair, and efficient operation of all building systems and equipment on behalf of the client. The Engineer will accurately perform timely routine operation, inspection, maintenance, and repairs on HVAC, mechanical, electrical, and plumbing equipment and systems in assigned facilities to achieve efficient operating results and extended life expectancy.
The role may include HVAC, boiler, heating, refrigeration, water, and energy systems to ensure effective operation of the client facility. The Engineer ensures equipment is maintained in an energy‑efficient and safe manner, reduces downtime, anticipates necessary repairs, and maintains records of past operating experiences. Inspections and repairs are performed on interior and exterior property areas, including walls, flooring, fixtures, roofing, lighting, etc.
The Engineer performs at the highest ethical standards, reflecting the core values of C&W as defined in its Business Code of Conduct, Policies and Procedures Manual, and other related company policies.
- External relationships: interacts with the client, client staff, and other client vendors.
- Internal relationships: interacts with the Assistant and/or Chief Engineer, other C&W co‑workers, and the Sr. Facilities Manager.
This is a Mobile Engineer role supporting Tulsa / Broken Bow areas with some travel to OK City.
Valid Driver’s License is required for this position.
Key Responsibilities- Ensure ongoing preventive maintenance and repair work orders on facility mechanical, electrical, lighting, and other installed systems, equipment, and components.
- Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned client buildings.
- Perform major HVAC repairs including compressor replacement, condenser replacement, evaporator coil replacement, etc.
- Perform major plumbing replacements including domestic water piping, steam trap repairs, sewage line repairs, bathroom fixture repairs, etc.
- Perform electrical repairs including running and bending conduit piping, pulling cables, performing electrical panel maintenance, electric motor maintenance, and predictive maintenance using a megar on motors and compressors.
- Perform assigned facility inspections and due diligence efforts, reporting on as‑found conditions impacting satisfactory client occupancy and operations.
- Operate, maintain, and repair all boilers, heaters, pumps, valves, and lines used in the distribution of steam and heated or processed water.
- Operate, maintain, and repair refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, float valves, and refrigerant lines.
- Operate, maintain, and repair pumps handling water or other secondary refrigerating liquids together with all valves, appurtenances, and lines.
- Operate, maintain, and repair air compressors, distribution lines, and associated valves.
- Operate, maintain, and repair water filters, softeners, piping, and pumps used in conjunction with water distribution, including all sinks, toilets, supply lines, drains, water lines, control devices, and sprinkler systems.
- Operate, maintain, and repair all types of electrical motors and engines used to power pumps, compressors, and fans.
- Maintain elevators except where this type of equipment is serviced and maintained by specialized contractors.
- Operate, maintain, and repair building automation systems for HVAC, including consoles, data gathering panels, remote sensors, and indicating devices.
- Operate, maintain, and repair sanitary sewer systems, sump pumps, basins, water closets, urinals, and piping.
- Maintain and repair trash compactors, electrical and hydraulic systems.
- Maintain and repair all kitchen equipment excluding tenant‑owned equipment.
- Recommend improvements to the preventive maintenance program on an ongoing basis.
