Job Summary

This position performs technical and mechanical work to maintain the physical aspects of the properties, ensuring cleanliness, safety, and functionality.

Essential Responsibilities

Complete assigned work orders from resident requests and preventive maintenance, diagnosing issues and making repairs according to policies, procedures, safety standards, and code requirements.

Execute the make‑ready process for vacant apartments, including pre‑move‑out inspections, punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.

Track inventory, return unused items, and notify supervisors of re‑ordering needs for materials, supplies, equipment, and tools.

Complete documentation and paperwork accurately and timely to document and track service requests.

Assist in groundskeeping and common area upkeep: picking up trash, pressure‑washing, cleaning, and painting curbs and signage as needed.

Support cost‑cutting by fixing parts when possible, minimizing waste, and using tools and equipment correctly.

Other Responsibilities

Attend safety meetings, complete required OSHA and other safety trainings, and report incidents promptly.

Inspect contractor and vendor work to confirm adherence to quality standards, scope, and specifications.

Conduct routine and periodic property inspections to identify safety concerns and communicate needs to management.

Physical Demands

Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift and carry weights up to 25 pounds independently and 50 pounds with assistance. Travel may be required. Work flexible schedule, including evenings, weekends and holidays.

Required Licenses or Certifications

EPA certifications Type1 andII or Universal for refrigerant recycling (for Certified Service Technicians).
All required state and local jurisdiction certifications (for all Service Technicians).
Valid driver’s license to operate a golf cart on property, when applicable.
