As an hourly Lead Maintenance Technician, you handle the ongoing facility maintenance and repairs to keep the company’s multifamily property operating and appearing at its best.

Responsibilities

You will use your five-plus years of experience in property maintenance (residential or hospitality) and at least one year of supervising others to address work orders and repair issues before they become major problems.

Utilize your technical certifications (HVAC, CPO for pools & spas, electrical, plumbing) to perform critical repairs.

Proactively address routine maintenance and general cleanliness of the property, including resident amenities such as pool and clubhouse.

Be hands‑on with day‑to‑day maintenance activities, setting the tone and standard for how work gets done; step in to assist and complete your work orders, help other technicians, and manage the Make‑Ready board to keep turnover work on schedule.

Engage in difficult conversations with employees and residents, listening and solving concerns.

Apply safety‑first approach, utilizing EPA certification for chemical handling and training the team in safety procedures.

Job Details

Work full time Monday through Friday. Maintenance emergencies may require occasional on‑call hours as set by the Property Management team.

Maintain your own tool kit. Company provides equipment and supplies; you may need a company‑owned or personal vehicle to move around the property or acquire supplies. A valid driver’s license is required.

Benefits include medical, dental, vision, basic life insurance, auto‑enrollment in 401(k) after 60 days, 40 vacation hours in the first year, paid sick leave per state requirements, and holiday pay for six holidays each year (for eligible employees who have completed 90 days and worked the last scheduled day before and the first after the holiday).

Requirements and Qualifications

  • Familiarity with employment laws (wage & hour, meal & rest breaks, OSHA, human rights, EEO).
  • Consistent attendance and punctuality.
  • Attention to detail; ensures jobs are completed exemplary and hazards are not overlooked.
  • Familiarity with tools and materials for residential building maintenance.
  • Excellent verbal and written communication.
  • Treats everyone with respect and dignity, assumes responsibility, follows commitments, takes initiative, and maintains confidentiality.
  • Strong organizational and time‑management skills to meet goals and deadlines.
  • Ability to function in a fast‑paced, high‑volume environment.
  • Basic proficiency with Microsoft Office Suite or related software.
  • Owns and maintains tools.
  • Valid driver’s license to operate company‑owned or personal vehicle for work.
Education and Experience
  • High school diploma or GED required; minimum of 5 years relevant work experience in property management or hospitality.
  • Technical degree or certifications in HVAC, plumbing, or electrical (S1 or S2 HVAC highly desirable).
  • Prior experience in general building maintenance, light carpentry, electrical, or plumbing.
  • Experience maintaining and repairing HVAC systems.
  • Proficiency with Microsoft Office Suite.
  • Valid driver’s license and own tools.
Physical Requirements

Expected hours:
Monday through Friday, 8:00AM – 5:00PM, plus scheduled on‑call hours and occasional weekends.

Travel: occasional drives in company‑owned or personal vehicles.

Work environment: frequently lift or move items up to 25lb; occasionally up to 50lb. Use hands to manipulate tools and equipment. Adequate vision required, stamina, dexterity.

Move about the property: standing extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling in various weather and climate conditions.
