Job Overview
An Apartment Maintenance Technician is responsible for maintaining and repairing apartment buildings to ensure safety, comfort, and functionality for residents.
Key Responsibilities- Perform preventative and reactive maintenance on plumbing, electrical systems, HVAC, appliances, and general carpentry tasks.
- Respond promptly to tenant maintenance requests and resolve issues such as leaks, clogs, faulty wiring, broken locks, or appliance malfunctions.
- Conduct routine inspections of building systems, including fire alarms, sprinklers, and HVAC, ensuring compliance with safety standards.
- Maintain common areas, including cleaning, painting, landscaping, and minor repairs.
- Prepare vacant units for new tenants, including deep cleaning, painting, and necessary repairs.
- Track and manage inventory of maintenance supplies and equipment, ordering replacements as needed.
- Report major issues or suggest improvements to Property Managers or Maintenance Supervisors.
- Be available for emergency situations, such as gas leaks, power outages, or water damage.
Skills and Qualifications
- Technical proficiency in plumbing, electrical, HVAC, carpentry, and appliance repair.
- Strong problem‑solving and troubleshooting skills to efficiently diagnose and fix maintenance issues.
- Attention to detail and ability to identify potential hazards or maintenance needs.
- Good communication and customer service skills for interacting with tenants and management.
- High school diploma or equivalent; vocational training or certifications (e.g., NATE, HVAC, CMRP) are preferred.
- Prior experience in apartment maintenance, facilities management, or similar roles is advantageous.
- On‑site at apartment complexes, with potential for outdoor work and exposure to various weather conditions.
- May require on‑call availability for emergencies.
- Works closely with property management teams to maintain residential safety and comfort.
- Average salary is approximately $20‑25 per hour, varying by location, experience, and property size. An effective Apartment Maintenance Technician ensures the integrity, safety, and livability of residential properties while providing prompt, professional service to tenants.
