The Property Engineer is a full-time, on-site role based in Tulsa, OK, responsible for the daily operation and maintenance of building systems across assigned commercial properties. This position oversees HVAC, electrical, plumbing, and mechanical systems, performs routine inspections, and responds to service requests to ensure optimal building performance and tenant satisfaction. The role includes coordinating and monitoring vendor work, maintaining accurate maintenance logs, and supporting preventive maintenance programs.
The Property Engineer partners closely with property management and leasing teams to plan repairs, manage capital projects, and support energy efficiency initiatives, while adhering to all safety, regulatory, and company standards.
- Strong knowledge of building systems, including HVAC, electrical, plumbing, and mechanical equipment, with experience in troubleshooting and repairs.
- Hands-on experience with preventive maintenance programs, facility inspections, and work order management in commercial real estate or facilities management.
- Ability to read and interpret technical documents, equipment manuals, and basic building plans or schematics.
- Solid understanding of safety practices and applicable building codes and regulations.
- Proficiency with maintenance-related software, building automation systems, and standard office applications (e.g., email, spreadsheets).
- Effective communication and collaboration skills for working with tenants, vendors, and internal property management teams.
- Strong organizational skills, attention to detail, and the ability to prioritize multiple tasks in a fast-paced environment.
- High school diploma or equivalent required; technical training, trade certifications (e.g., HVAC, electrical), or an associate degree in a related field are preferred.
- Ability to perform physical tasks associated with building maintenance, including lifting, climbing ladders, and working in various indoor and outdoor conditions.
- Previous experience as a building engineer, maintenance technician, or similar role in commercial properties is highly beneficial.
