Job Description:

Responsible for maintaining the property buildings, common areas, rental and non-rental units as assigned by the supervisor. Assist with custodial duties to ensure daily cleaning of all public areas at West Gate.

Essential Duties:

• Identify, communicate, and repair issues across the building, common areas, and throughout the property, including carpentry, electrical, HVAC, plumbing, painting, flooring, and minor repairs. Notify supervisor of repairs beyond your skills.
• Conduct regular inspections of units, buildings, and grounds.
• Assess repair needs and determine if professional assistance is required.
• Perform preventative maintenance and repairs efficiently based on work orders.
• Use equipment properly and follow safety procedures.
• Participate in construction, installation, and maintenance activities.
• Provide excellent customer service to guests and owners.
• Assist contractors and maintain inventory of supplies.
• Clean work areas, pick up trash, and maintain parking and dog walk areas.
• Clean elevator and public areas regularly.
• Follow safety procedures, review SDS, wear PPE, and report unsafe conditions.
• Maintain a positive work environment and adhere to policies.
• Participate in meetings and training programs.
• Respond cheerfully to guest inquiries and offer assistance.
• Perform other duties as assigned.

Required Skills:

• At least two years of experience in construction or building maintenance, including demand and preventive repairs, especially in mechanical, electrical, plumbing, HVAC, or fire systems. High-rise experience is desirable.
• Professional image aligned with West Gate Management's standards.
• Ability to prioritize, work under pressure, and pay attention to detail.
• Good judgment, problem-solving skills, and ability to work independently.

Physical Requirements:

Must be able to stand, walk, handle tools, reach, stoop, kneel, crouch, climb, and lift up to 50 pounds regularly, and occasionally up to 100 pounds. Ability to work safely in various environments, including outdoors, with chemicals, and in different weather conditions. Vision and hearing requirements as specified.
