PorterThe Porter assists in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. Under the supervision of the Maintenance Supervisor and Community Manager, the Porter also handles the make‑ready process and standard maintenance responsibilities for the property.
Essential Duties & Responsibilities- Community Maintenance
- Regular/daily onsite attendance is required
- Cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
- Understand and follow Asset key policies
- Maintain a well‑organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices
- Participate in unit inspections as requested
- Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- Utilize property resources, equipment, and supplies economically
- Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager
- Participate in on‑call emergency at community
- Customer & Resident Relations – manage excellent customer service and monitor service request turnaround and responsiveness; project a favorable image of the community to achieve property objectives and public recognition; ensure consistency in dealing with residents on all matters; enforce policies of the community delegated by the immediate supervisor
- High School Diploma or Equivalent
- Basic computer skills and ability to perform all on‑site software functions
- Basic knowledge of Fair Housing Laws and OSHA requirements
- Regular movement within the work area, traversing flat and uneven terrain, ascending/descending ladders, stairs, or step stools, working in overhead or reaching positions, and lifting or moving objects up to 100+ lbs.
- Operates motor vehicles or golf carts and is exposed to outdoor weather elements, including temperature extremes and hazardous chemicals
- Frequent standing, sitting for prolonged periods, operating machinery and power tools, and working overtime, weekends, nights, and on‑call emergencies
Compensation is based on skill set, background, and training. Full‑time employees receive medical, dental, vision, life, accidental, and disability insurance, a 401(k) with employer matching, and, when applicable, commission and performance bonuses. Paid sick days and company holidays are also provided.
Salary Range$16 per hour to $18 per hour
