Role Overview

The Maintenance Technician assists in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Technician also supports the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Attend the community daily.
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Ensure all repairs and replacements necessary for community common areas and units.
  • Assist with scheduling and performance of all maintenance/repair‑related turn events.
  • Clean the exterior of the community, including grounds, breezeways, and all common areas.
  • Maintain and clean the swimming pool; keep accurate, timely chemical logs.
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
  • Maintain a preventive maintenance program that extends the life of the community while minimizing future repairs.
  • Understand and follow Asset key policy.
  • Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program and promote safe work practices.
  • Participate in unit inspections as requested.
  • Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventive maintenance, apartment make‑ready status, work in progress, etc.
  • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Participate in on‑call emergency at the community.
  • Utilize property resources, equipment, and supplies efficiently.
  • Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager.
  • Provide excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce community policies as directed by the immediate supervisor.
Education & Experience
  • High School Diploma or Equivalent.
  • Basic computer skills and ability to use all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly move about to accomplish tasks or move from one worksite to another.
  • Frequently climb and descend ladders, stairs, ramps, and step stools; work in confined spaces, traverse flat and uneven terrain, and perform overhead tasks.
  • Lift and place objects of 100+ lbs.; reach and adjust objects in all directions; operate machinery, power tools, motor vehicles, and golf carts.
  • Work outdoors in varying weather conditions, including wind, precipitation, high and low temperatures, and exposure to hazardous chemicals.
  • Frequent standing or sitting for prolonged periods; work overtime, weekends, night hours, and on‑call emergencies.
License & Equipment
  • Reliable transportation required for on‑call emergency duties.

Salary Range: $20 per hour to $25 per hour.
