Role Overview
Analyst, Development Asset Management
Based in Vancouver, BC and reporting to the Manager, Development Asset Management, this role oversees investment performance, capital deployment, and portfolio management of a large real estate development pipeline across BC.
Responsibilities- Create, maintain, and analyze complex Excel‑based development underwriting and financial models across multiple asset classes.
- Support feasibility analysis, scenario testing, and sensitivity analysis related to project returns, development costs, revenues, and capital structures.
- Conduct market research and due diligence to support the underwriting and evaluation of development opportunities and existing projects.
- Assist in the review and analysis of development business plans, including phasing strategies, project budgets, schedules, cash flows, and capital requirements.
- Review, analyze, and stress‑test underwriting assumptions related to development costs, revenues, absorption, financing structures, project timing, and overall investment performance.
- Prepare investment committee memoranda, presentation materials, and supporting analysis for development investment decisions.
- Support portfolio‑level reporting, capital forecasting, and business planning initiatives across the development pipeline.
- Review and critically evaluate underwriting prepared by internal development teams and external joint venture partners.
- Assist with evaluating project risks, returns, and key investment considerations across various development strategies and asset classes.
- Collaborate with internal teams including Development, Investments, Asset Management, Portfolio Management, Treasury, Accounting, and Research.
- Support strategic initiatives and special projects related to the development program and portfolio.
- Minimum 1‑2 years of experience in real estate development, investments, asset management, consulting, or financial analysis.
- University degree in Real Estate, Finance, Economics, or a related field.
- Strong financial modeling, analytical, and quantitative problem‑solving skills.
- Advanced proficiency in Microsoft Excel with experience building, maintaining, and analyzing complex financial models.
- Strong proficiency in PowerPoint and Word.
- Familiarity with Argus Enterprise is considered an asset.
- Strong attention to detail with the ability to manage multiple priorities and deadlines in a fast‑paced environment.
- Excellent written and verbal communication skills.
- Collaborative mindset with the ability to work effectively across internal teams and external stakeholders.

The expected annualized base salary range for this role is $85,000 – $95,000. Quad Real offers a competitive total rewards package, which may include a performance‑based incentive plan, comprehensive health & dental benefits, pension plan, and paid time off.
