JOB DESCRIPTION

The Junior Property Manager provides professional services in the management of an assigned portfolio of properties within one or more asset classes. Under the guidance of the Property Manager, the Junior Property Manager will actively demonstrate the Warrington PCI Management’s Mission Statement, which is to foster trust and mutual respect in all business relationships, and to maximize the return on and value of our client’s real estate assets.

JOB DUTIES

The responsibilities of this position will include, but not be limited to, the following:

Team and Stakeholder Management

  • Customer and Business Relations: Collaborate with all internal and external members of the WPM team, including clients, tenants, vendors, contractors, accounting and administrative staff to ensure efficient operation of each property. Demonstrate professional, effective and proactive, timely response in all business matters.
  • Leadership: Responsible for the building operations staff to ensure the WPM standard of care for each property is maintained. This includes administration of the company’s performance management program and ensuring appropriate vacation/leave support when necessary.
  • Tenant Relations: Administer lease agreements fairly, comply with tenancy laws (knowledge of BC laws as required), interpret lease terms to all parties, coordinate with leasing on sub leases and assignments, ensure proper documentation, and achieve leasing objectives. Attend property tours for prospective tenants as required. Maintain positive tenant relations through on-site visits, prompt responses, and regular tenant meetings.

Property Management

  • Management of the assigned property portfolio
  • Property Maintenance and Repair: Ensure all mechanical and safety systems are maintained, enhance user satisfaction, energy efficiency, sustainability, and long-term capital appreciation; complete preventative maintenance on time and on budget.
  • Standard of Care (Property): Conduct regular inspections to maintain high standards of cleanliness and maintenance.
  • Administration: Manage tenant and/or owner initiatives related to insurance/risk management, incidents and claims, legal files, environmental and energy conservation programs; support corporate initiatives.
  • Financial Performance: Prepare annual operating and capital budgets, operating cost reconciliations, and monthly variance reporting; work with accounting to ensure accuracy; liaise with stakeholders for understanding.
  • Project Management: Timely execution of capital improvement and repair projects; communicate with stakeholders; ensure projects stay on budget and approved scope; oversee tenant improvement project approvals.
  • Accounts Receivable: Responsible for accurate invoicing and collection of rent and additional charges per lease and service agreements.

Other duties as directed by the Property Management Leadership Team as required.

QUALIFICATIONS & JOB DETAILS

To be successful in the Junior Property Manager position, the following are required or preferred:

Education and Experience

  • Valid rental management license with British Columbia Financial Services Authority (BCFSA) is required
  • A valid driver’s license and clean driving record is required
  • Degree or diploma in a related field, preferably business, property/facility operation and maintenance (e.g., property development or engineering)
  • At least 2 years of related property/building management experience across residential, commercial, retail and/or industrial portfolios
  • Proficient in Microsoft Office, especially Excel
