The Opportunity
The Property Manager is responsible for the end-to-end management of an industrial portfolio totaling approximately million sq. ft. This role balances operational excellence, financial discipline, tenant experience, and people leadership.
What You Will Do
Portfolio & Operations Management
Oversee day-to-day operations of assigned industrial propertiesEnsure efficient building operations, maintenance, and repairs in compliance with life safety standards and government regulationsConduct regular property inspections to maintain high standards of appearance and performanceTender, select, and manage service contracts in line with authorization and commitment control policiesFinancial & Asset Management
Partner with the General Manager and client to prepare annual budgets and reforecastsManage revenues and expenses within approved budgetsAnalyze monthly financial statements and prepare management reportsEnsure accurate tenant billings, recoveries, and year-end adjustments in accordance with lease termsOversee accounts receivable to maintain acceptable collection levelsLeasing & Tenant Relations
Work collaboratively with Leasing Representatives to support leasing targetsMaintain strong tenant relationships through direct engagement and proactive serviceDevelop and execute tenant retention strategiesLead bi-annual tenant surveys, including follow-up and issue resolutionCapital Projects & Lease Administration
Oversee tendering and execution of capital and leasehold improvement projectsAdminister leases to ensure compliance with all contractual requirementsPeople Leadership
Lead, coach, and performance-manage on-site staffProvide clear direction, mentorship, and development aligned to organizational objectivesSustainability & Community Engagement
Champion Bentall Green Oak ’s environmental and social responsibility commitmentsSet and track targets for energy efficiency, emissions, water usage, and waste reductionReview utility consumption trends with operations teamsStay current on industry best practices through events and professional participationInitiate and participate in community, charitable, and volunteer initiatives involving tenants and staffWho You Are
Experience & Education
Minimum 5 years’ experience managing commercial and/or industrial portfoliosPost-secondary education in business or real estate preferredBC Real Estate Property Management LicenseRPA or CPM designation considered an assetStrong financial acumen requiredValid driver’s licenseLeadership & Relationship Skills
