Responsibilities
  • Perform plumbing duties on all types of residential plumbing, drain cleaning with drill snake, floor machines, mainline machines, and mobile jetters, and teach plumbing skills to other maintenance technician team members.
  • Complete most maintenance installations, repairs, and preventative maintenance on a variety of building systems, including plumbing, HVAC, structural, and electrical.
  • Test and troubleshoot a variety of items dependent on specific trade expertise (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, drain cleaning on new and renovated construction) to assess functionality and recommend repair or replacement.
  • Apply proficient skills in all trades—electrical, carpentry, plumbing, drain cleaning, HVAC—to ensure quality maintained homes and community.
  • Complete resident‑requested repairs and services within required time frames with minimal direction.
  • Finish all assigned maintenance work on vacant homes according to LMH standards.
  • Perform on‑call service requests and emergency calls.
  • Perform general maintenance and cleaning of common areas and the maintenance shop.
  • Train or guide other maintenance team members in performing skilled tasks, supporting workers’ development of specific trade knowledge.
  • May lead or supervise other maintenance team members on occasion, without formal management structure.
  • Maintain and update all assigned service requests using Yardi Mobile until completion and closure.
  • Demonstrate safe use of standard hand and power tools, equipment, and machinery.
  • Report any maintenance concerns for repairs on homes, community, and/or common areas to supervisor.
  • Participate in department or regional meetings, resident functions, seminars, training, and work‑related events.
  • Comply with all OSHA safety regulations, applicable local laws regarding health, safety, or environment, and LMH Standard Operating Procedures and Policies.
  • Follow safe work practices for all trades, including Lockout‑Tag‑Out, Confined Space Entry, use of hazardous chemicals, Personal Protective Equipment, Ladder Safety, and working from elevated surfaces.
Qualifications
  • Six or more years of related plumbing experience preferred.
  • Intermediate understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC.
  • Residential card preferred.
  • Some supervisory or lead experience preferred.
  • Effective communication and interaction with co‑workers, managers, vendors, and residents to exchange information and give or receive work direction.
  • Expert skill in operation of small hand and electrical tools, basic electrical, carpentry, and small machinery repair.
  • Backflow certification preferred.
  • Basic computer skills:
    Operate a PC, navigate intranet, use mobile device & apps, use Microsoft Outlook, use Yardi, upload photos, complete online research, perform online ordering, etc.
  • Valid driver’s license and ability to operate a motor vehicle.

Pay Range: $37.50 - $43.50 Hourly
