Position Summary

The Senior Building Operator is responsible for the safe, efficient, and reliable operation of Promenade Mall’s building systems. This role ensures the mall environment is well-maintained, fully functional, and operating at peak performance for tenants, shoppers, and visitors. The Senior Building Operator brings advanced technical expertise, supports junior team members, coordinates contractors, and ensures all maintenance activities comply with safety, environmental, and operational standards for a large enclosed retail complex.

Key Responsibilities Property Operations & Technical Maintenance

Maintain HVAC systems, boilers, chillers, electrical distribution, plumbing infrastructure, and life-safety systems.

  • Monitor, troubleshoot, and optimize Building Automation Systems (BAS).
  • Conduct routine inspections of mechanical rooms, rooftops, tenant corridors, and back-of-house areas.
  • Perform preventative and corrective maintenance to reduce downtime and support continuous mall operations.
  • Complete general maintenance repairs, including painting, drywall patching, and minor carpentry when required.
  • Read, interpret, and work from technical drawings and schematics.
Team Leadership & Support
  • Provide mentorship and guidance to junior operators and maintenance staff.
  • Assign tasks, oversee workflow, and ensure adherence to safety and quality standards.
  • Foster a collaborative and service-focused maintenance environment.
Contractor & Vendor Management
  • Coordinate and supervise contractors performing specialized work.
  • Ensure compliance with safety protocols, permits, and service standards.
  • Support contractor evaluations and service performance monitoring.
Safety, Compliance & Documentation
  • Ensure compliance with health and safety legislation, fire codes, and environmental standards.
  • Support fire alarm testing, drills, and emergency response procedures.
  • Maintain maintenance logs, inspection reports, and work orders.
  • Identify and report hazards while promoting a safe work environment.
Projects & Efficiency Initiatives
  • Support system upgrades, renovations, and planned shutdowns.
  • Monitor energy use and support conservation initiatives.
  • Recommend improvements to enhance system reliability and efficiency.
Communication & Tenant Support
  • Communicate system updates and issues to management.
  • Provide timely service to tenants and internal teams.
  • Respond to service requests and after-hours emergencies as required.
Required Experience
  • 3–5 years of experience operating and maintaining commercial, retail, office, or mixed‑use buildings.
  • Experience with HVAC systems, including RTUs, air handlers, boilers, chillers, and BAS.
  • Basic plumbing maintenance and troubleshooting experience.
  • Working knowledge of electrical systems, including lighting, breakers, motors, and emergency power.
  • Experience responding to tenant service requests and maintaining positive tenant relationships.
  • Experience working with contractors and monitoring vendor work.
Technical Skills
  • Building Automation Systems (BAS) experience (Mircom preferred).
  • Understanding of fire alarm, sprinkler, and life safety systems.
  • Preventive maintenance planning and execution.
  • Ability to read mechanical and electrical drawings.
  • Knowledge of occupational health and safety requirements.
Certifications (Preferred)
  • Building Environmental Systems (BES) I & II.
  • Refrigeration Operator Certificate or Stationary Engineer designation (asset).
  • Working at Heights.
  • WHMIS.
  • First Aid/CPR.
  • Lift truck, boom lift, or scissor lift certification.
Personal Qualities
  • Strong troubleshooting and problem‑solving skills.
  • Ability to work independently and prioritize tasks effectively.
  • Strong communication skills with tenants, contractors, and management.
  • Reliable with willingness to participate in an on‑call rotation.
  • Professional attitude with strong customer service focus.
Working Conditions
  • Full‑time onsite role at Promenade Mall.
  • Participation in on‑call rotation; occasional evenings and weekends required.
  • Physically able to lift equipment, climb ladders, work at heights, and access mechanical spaces.
  • Use of required PPE at all times.
