Silver Maple (Silver Maple Construction, LLC) is seeking a detail-oriented Estimator to prepare comprehensive estimates and bid packages across our residential and commercial divisions. The ideal candidate will produce accurate quantity takeoffs, develop scopes of work, solicit and evaluate trade partner proposals, and collaborate closely with project teams, design partners, and clients from conceptual pricing through contract award. A strong background in construction methods, materials, and market conditions is critical.

Candidates with demonstrated analytical skills, conceptual estimating ability, and creative problem‑solving preferred.

The Job

Estimation:
Prepare detailed estimates, including quantity takeoffs, analysis, and estimate input for projects ranging from $500K - $30M. Produce comparison analysis to previous estimates and identify variances.

Bidding:
Assemble bids and proposals across multiple contract types (Lump Sum, Guaranteed Maximum Price, Cost Plus). Solicit, obtain, and evaluate trade partner proposals; document findings in bid recording sheets and participate in post‑bid reviews to finalize trade partner scopes and make award recommendations.

Process:
Lead document management for each project, including receiving drawings and specifications, maintaining proper file structure, and distributing to stakeholders. Prepare scope requisitions, identify and eliminate scope gaps and overlaps, and develop value analysis studies defining more cost‑efficient alternatives to proposed scope.

Collaboration:

Serve as a key liaison between trade partners, the design team (architects, engineers, consultants), and clients. Support constructability reviews through proactive communication with project teams, designers, and the trade partner market.

Preferred Skills
  • Conceptual ability to work with limited information and quickly develop an understanding of owner, architect, and design intent, establishing preliminary pricing and constructability feedback early in design development.
  • Bachelor's degree in Construction Management, Engineering, or a related field with a minimum of 3 years of construction estimating experience, or equivalent combination of education, training, and experience.
  • Experience preparing bids and proposals across multiple contract types, including Lump Sum, Guaranteed Maximum Price (GMP), and Cost Plus.
  • Working knowledge of building construction, materials, systems, market conditions, and trade practices across both residential and commercial project types.
  • Expert at interpreting construction drawings and specifications, with the ability to produce accurate qualitative and quantitative analysis of estimating documents.
  • Established subcontracting network with experience soliciting, evaluating, and leveling trade partner proposals and conducting post‑bid reviews.
  • Cost estimating knowledge (labor, materials, construction assemblies).
  • Experience working with architects, designers, and engineers.
  • Established computer competency to include e‑mail, shared calendars, and remote meeting applications (Teams, Google Meet, Zoom).
  • Proficiency in, or ability to learn, industry‑standard estimating software (e.g., Plan Swift, Bluebeam, On‑Screen Takeoff) alongside Procore for project documentation and bid management.
  • Solid written grammar and proven clarity of communication skills.
