Position:Porter
Assist in carrying out property maintenance processes, including corrective, preventative, routine and cosmetic work, and support the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities- Maintain community grounds, buildings, breezeways, and all interior and exterior common areas.
- Attend on site daily.
- Respond to resident or management work orders promptly.
- Ensure all repairs and replacements are completed timely.
- Inspect grounds, buildings, and community features daily to identify, minimize and correct hazardous conditions or liability concerns.
- Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs.
- Follow Asset key policy and safety standards, including OSHA guidelines.
- Maintain a well‑organized and adequately stocked maintenance shop.
- Assist the Maintenance Supervisor in maintaining the hazard communications program and promote safe work practices.
- Participate in unit inspections as requested.
- Report observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
- Use property resources, equipment and supplies efficiently.
- Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.
- Participate in on‑call emergency duties at the community.
- Provide excellent customer service and monitor service request turnaround and responsiveness.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency in dealing with residents on all matters.
- Enforce community policies as delegated by the immediate supervisor.
- High School Diploma or Equivalent.
- Basic computer skills required to operate on‑site software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement between work sites and traversal of flat and uneven terrain.
- Ascend and descend ladders, stairs, ramps, and step stools; work in overhead or reaching positions; perform repeat motions that may include wrists, hands, or fingers; lift and place objects of 100+ lbs.; operate motor vehicles or golf carts; endure outdoor weather conditions.
- Operate machinery and power tools; assess accuracy, neatness and thoroughness of work; work overtime, weekends and night hours (on‑call emergencies).
Compensation is based on skill set, background and training, with a base range of $16.00 to $16.50 per hour.
