Position SummaryThe Facility Manager is responsible for the overall management, maintenance, presentation, and compliance of the Data One Vineland campus. This role ensures that all non-IT infrastructure, buildings, grounds, common areas, support facilities, and tenant-facing services are maintained to the highest standards of safety, reliability, and operational excellence.
The Facility Manager serves as the primary owner of campus facilities management activities and acts as the key interface between Data One Operations, Security, Construction, EHS, external contractors, local authorities, utility providers, and customers.
The objective of the role is to protect and enhance the value of the campus assets while ensuring a world-class environment for hyperscale data center operations.
Key Responsibilities Campus & Property Management- Manage all campus buildings, offices, warehouses, utility buildings, parking areas, roads, landscaping, and common areas
- Develop and implement preventive maintenance programs for all property-related assets
- Conduct regular inspections of the campus and identify improvement opportunities
- Ensure campus appearance meets Data One standards and customer expectations
- Manage space allocation and occupancy planning
- Manage third-party service providers including:
- Landscaping
- Snow removal
- Janitorial services
- Waste management
- Pest control
- Security support services
- Building maintenance contractors
- Monitor contractor performance against KPIs and contractual obligations
- Prepare scopes of work, tender documents, and service contracts
- Control contractor safety and permit-to-work compliance
- Develop and manage annual property operating budgets
- Monitor OPEX and CAPEX expenditures
- Review and approve invoices related to campus services
- Identify cost optimization opportunities while maintaining service quality
- Prepare monthly budget and performance reports
- Local building codes
- Fire regulations
- OSHA requirements
- Environmental permits
- Site lease obligations
- Insurance requirements
- Coordinate inspections by regulatory authorities
- Maintain all property-related records and certifications
- Serve as primary point of contact for property-related matters affecting customers and visitors
- Support customer audits and site visits
- Coordinate campus improvement projects impacting tenants
- Manage campus communication regarding planned works and disruptions
- Support physical security programs in coordination with Security Management
- Ensure property infrastructure supports Microsoft, Nebius and hyperscaler requirements
- Participate in emergency response planning
- Support severe weather, utility outage and incident response activities
- Support ESG (Environmental, Social and Governance) and sustainability initiatives
- Identify energy, water and waste reduction opportunities
- Maintain long-term campus asset management plans
- Develop lifecycle replacement strategies for property assets
- Property maintenance completion rate > 95%
