Summary:
The Project Manager is responsible for the successful planning, coordination, execution, and financial performance of construction projects within their assigned subcontractor division. This role serves as the primary point of contact for general contractors, owners, vendors, and internal teams, and is accountable for project scheduling, cost control, contract administration, change management, documentation, procurement coordination, and overall project delivery.
The Project Manager ensures projects are completed safely, on schedule, within budget, and in accordance with contract requirements, company standards, and quality expectations.
Essential Functions / Major Responsibilities:
- Responsible for full project ownership including, but not limited to:
- Coordinate all project activities with the Superintendent or Foreman, field teams, and internal support staff.
- Serve as the primary liaison between division leadership, field operations, general contractors, owners, and vendors.
- Own and manage all project financials, including budgets, cost tracking, forecasting, and profitability.
- Track monthly cost versus budget for all assigned projects, actively identify cost-saving opportunities, and implement cost-control measures throughout the project lifecycle.
- Verify and document realized savings at project closeout and report final project financial results for closed projects.
- Prepare and present accurate Cost to Complete forecasts and participate in biweekly project financial review meetings with executive management.
- Organize, understand, and maintain up-to-date contract documents, drawings, specifications, and project correspondence.
- Develop, maintain, and enforce project schedules in coordination with field leadership and project partners.
- Update project schedules at least monthly for all active projects and save current schedules to the designated job folders in accordance with company standards.
- Save schedule-related correspondence to the project files and maintain schedule documentation in audit-ready condition.
- Establish and manage the project budget, including cost control, job cost reporting, and variance analysis.
- Monitor progress against schedule and budget and develop recovery plans when necessary.
- Manage material, equipment, and vendor procurement in coordination with division leadership and field operations.
- Support and review division-specific means and methods to ensure constructability, efficiency, and compliance with contract requirements.
- Review drawings and specifications for constructability, scope clarity, and potential cost or schedule impacts.
- Prepare, track, and manage submittals, shop drawings, and other required project documentation.
- Prepare and maintain submittal logs, RFI logs, change order logs, and other required project tracking logs.
- Receive, review, and respond to RFIs and scope clarifications in a timely manner.
- Prepare, submit, negotiate, and track change orders, including upstream change requests and internal budget revisions.
- Generate monthly proposed billings for assigned projects, identify under billed work, and correct billing issues prior to month-end close.
- Document explanations for significant billing variances and implement corrective actions.
- Prepare and submit monthly billings, pay applications, and required backup documentation.
- Review and approve vendor and subcontractor invoices related to assigned projects.
- Review daily field reports and follow up on issues related to schedule, safety, quality, or productivity.
- Oversee project closeout activities, including punch lists, warranties, as-builts, and final documentation.
- Support and enforce company safety policies and promote a safety-first culture on all projects.
- Manage multiple projects simultaneously at various stages of the project lifecycle.
- Assist division leadership with estimating support, scope development, pricing reviews, and client negotiations as needed.
- Provide leadership, guidance, and mentoring to project coordinators, project engineers, or other assigned staff.
- Foster a team-oriented culture that aligns with company values, expectations, and performance standards.
- Maintain accurate, complete, and auditable project records, and provide supporting documentation for cost, schedule, and billing data when requested by management.
- Travel to jobsites and attend meetings as required by project needs.

- Must reside within commuting distance of our main office in Virginia Beach, VA.
- This is an in-person, on-site position – no telecommuting.
- Need to be able to obtain base access for ongoing projects!
