Regional Property Manager
The ideal candidate will have extensive multifamily property management experience, strong knowledge of affordable housing and LIHTC programs, and a proven ability to lead high-performing teams in a multi-site environment.
- Provide leadership, coaching, and oversight to Property Managers, Maintenance Supervisors, and on-site teams across a regional portfolio.
- Travel regularly to assigned communities to ensure operational standards, customer service expectations, and property performance goals are achieved.
- Monitor occupancy, leasing activity, resident retention, and overall portfolio performance.
- Conduct routine property inspections, identify operational deficiencies, and implement corrective action plans.
- Review financial reports, monthly closeouts, budgets, and operating expenses to maximize portfolio performance and NOI.
- Partner with site teams to address financial variances, improve operational efficiencies, and achieve budget goals.
- Serve as an escalation point for resident concerns and ensure compliance with Fair Housing regulations and company policies.
- Review vendor proposals, contracts, and capital improvement projects.
- Support training and development initiatives for property teams and ensure consistent use of property management software and company processes.
- Maintain compliance with affordable housing regulations, LIHTC requirements, and all applicable federal, state, and local guidelines.
- Participate in after-hours emergency response as needed.
- Minimum of 7 years of multifamily property management experience.
- Minimum of 3 years of multi-site or regional management experience.
- Strong knowledge of affordable housing programs and Low‑Income Housing Tax Credit (LIHTC) compliance.
- Experience managing financial performance, budgets, occupancy, and operational reporting.
- Thorough understanding of Fair Housing regulations and affordable housing compliance requirements.
- Experience with One Site or similar property management software.
- Strong leadership, coaching, organizational, and problem‑solving skills.
- Excellent written and verbal communication abilities.
- Ability to travel regularly throughout the assigned portfolio.
- Associate's degree or higher preferred.
- HCCP, TCS, COS, or other affordable housing certifications preferred.
- South Carolina Property Manager License preferred or required based on portfolio assignment.
- Professional apartment industry designations are a plus.
