Estimator - Residential Construction

This position is located in Charlottesville, VA. Qualified candidates must be willing / able to commute to the Charlottesville area.

Peter Johnson Builders is a company focused on high end, architecturally-designed custom homes and remodels, and we are looking for a talented and motivated Estimator to oversee and control the pre construction process.

The ideal candidate is a growing professional and team player that can perform in an administrative capacity and support the pre construction department as required.

This is a support position where the candidate will have the opportunity to take part in every aspect of the pre construction process. The candidate will take a construction project from concept to contract.

Responsibilities:

• Manage pre-construction process for effective customer relationships, internal efficiencies and company profitability.
• Coordinate work across multiple departments, subcontractors and engineering consultants.
• Communicate with Designers/Customers for clarification of project scope of work.
• Read and understand design documents including blueprints, specifications, and project manuals.
• Contribute to cost estimates and bid solicitations by performing quantity takeoffs.
• Manage opportunities and proposals in coordination with Business Development.
• Contribute to cost estimates utilizing trade partner budgets and quotes, as well as unit pricing.
• Conduct project Kick-off, department review, and management review meetings.
• Maintain trade partner relationships and develop relationships with new trade partners (subcontractors and vendors).
• Interface professionally with trade partners, architects, engineers, city and county officials, clients, and consultants.
• Maintain high standards of workmanship that adhere to design documents.
• Procure Project Permits from local municipalities

Qualifications:

• Working knowledge of Bluebeam, Excel Google Docs
• Bachelor's Degree in construction, engineering, architecture, accounting, business preferred
• 5 years of experience as an estimator or Project manager in the residential sector.
• High level of competence and aptitude is required in administration and communication. Additional industry specific skills are a plus.
• Congenial attitude, willing to take delegation, interested in learning and contributing, reliable and professional.
• Self-motivated, works well in a team environment, and can also be content working in relative solitude on detailed and technical tasks.

Compensation:

• $80,000 - $90,000 based on experience
• Project Bonuses based on project profitability
