Director of Preconstruction – Commercial Construction

Position Type: Full-Time

A growing and highly respected General Contractor is seeking an experienced Director of Preconstruction to lead its preconstruction and estimating operations across a diverse portfolio of commercial construction projects throughout Virginia.

This leadership role is ideal for a strategic construction professional with strong estimating expertise, team leadership experience, and the ability to drive projects from conceptual budgeting through GMP development and turnover to operations. The ideal candidate will bring a strong understanding of the Virginia construction market and experience managing complex commercial pursuits in a fast‑paced environment.

• Lead all preconstruction and estimating efforts across multiple commercial construction projects
• Oversee conceptual estimating, budgeting, value engineering, and GMP development
• Manage and mentor estimators and preconstruction staff
• Collaborate closely with ownership, operations, business development, and project management teams
• Build and maintain strong subcontractor and vendor relationships throughout Virginia
• Review drawings, specifications, and bid documents to identify risks, scope gaps, and cost‑saving opportunities
• Lead client presentations, pursuit strategy discussions, and pre‑award meetings
• Support scheduling, logistics planning, and early‑stage project planning efforts
• Ensure accuracy, competitiveness, and consistency across all estimates and proposals
• Assist with departmental growth, systems implementation, and long‑term strategic planning

• 10+ years of commercial construction estimating and preconstruction experience
• Previous leadership experience within a preconstruction or estimating department preferred
• Strong understanding of conceptual estimating, hard bids, negotiated work, and GMP delivery
• Experience with commercial, multifamily, healthcare, mixed‑use, institutional, or interiors projects
• Strong knowledge of construction costs and subcontractor markets throughout Virginia
• Excellent communication, leadership, and client‑facing abilities
• Ability to manage multiple deadlines and pursuits simultaneously
• Proficiency with estimating and preconstruction software platforms

• General Contractor experience within the Virginia market
• Experience leading projects ranging from $10M–$150M+
• Existing subcontractor and client relationships throughout the region
• Operational or field construction background is a plus
