We are currently seeking a Senior Construction Project Scheduler with buildings and facilities experience for our Dulles, VA office.
ResponsibilitiesThe Senior Construction Project Scheduler leads planning and scheduling efforts for assigned projects, partnering with project managers, superintendents, owners, and designers to develop and maintain integrated, resource- and/or cost-loaded schedules. This role establishes scheduling standards, drives schedule performance and recovery, and provides clear, decision-ready reporting to project leadership.
Responsibilities include:
- Lead development of the integrated project schedule (baseline and updates) from concept through closeout, ensuring alignment with scope, contract requirements, procurement, design deliverables, construction sequencing, commissioning, and turnover.
- Facilitate schedule workshops and pull-planning sessions with owners, designers, contractors, and trades to define work packages, logic ties, activity durations, constraints, and milestones.
- Build cost- and/or resource-loaded schedules as required; validate coding structures (WBS/OBS, calendars, activity codes) to support earned value, progress measurement, and portfolio reporting.
- Establish and maintain schedule integrity, including logic, constraints, calendars, float paths, and critical path; perform regular quality checks to ensure schedules are realistic, auditable, and contract compliant.
- Collect progress from field and project teams, validate percent complete and remaining durations, incorporate approved changes, and publish periodic updates in accordance with project controls procedures.
- Analyze schedule performance and trends (critical path, near-critical path, float erosion, productivity impacts) and provide actionable recommendations for mitigation and recovery.
- Develop and present schedule narratives, dashboard metrics, and look-ahead plans to project leadership and clients; clearly communicate assumptions, risks, opportunities, and required decisions.
- Lead schedule change control: evaluate RFIs, submittal and procurement impacts, change orders, and delays; document time impacts and support time extension and entitlement analysis as needed.
- Perform what-if scenarios and schedule risk assessments; model alternatives for sequencing, staffing, overtime, and procurement strategies to optimize project outcomes.
- Coordinate and integrate third-party, subcontractor, and vendor schedules; verify that procurement lead times and fabrication/delivery dates are reflected and maintained.
- Support project controls integration (cost, progress, and schedule): reconcile schedule status with cost reports, earned value metrics, and monthly forecasts.
- Serve as the primary scheduling point of contact for the client/owner on assigned projects; lead schedule reviews, negotiate sequencing adjustments, and support dispute avoidance through clear documentation.
- Conduct schedule quality reviews (including DCMA-style checks, as applicable) and ensure compliance with project scheduling specifications, reporting requirements, and internal standards.
- Develop and maintain schedule templates, coding standards, and procedures; identify opportunities for automation and improved reporting to increase consistency and efficiency.
- Mentor and support junior schedulers and project engineers; provide guidance on best practices for updating, progress measurement, and schedule troubleshooting.
- Support proposal development and project startup by developing high-level schedules, basis-of-schedule narratives, and staffing/loading assumptions for estimating and pursuit efforts.
- Maintain complete schedule documentation and backups (baseline, updates, narratives, assumptions, and change logs) to support audits, claims analysis, and lessons learned.
The ideal candidate will have senior-level scheduling experience on vertical construction projects and a strong command of schedule development, maintenance, analysis, and reporting in Primavera P6. Qualifications include:
- Bachelor’s degree in Civil Engineering, Construction Management, Engineering, or a related field (or equivalent combination of education and relevant experience).
