Job DescriptionThe HOA Community Operations Manager is an onsite position, ensuring the property is well maintained, projects are moving forward, and timelines are met. The HOA Community Operations Manager will interact with vendors and subcontractors, members of the association, homeowners and BOD. The HOA Community Operations Manager will oversee multiple projects and work with various departments within the Community Association including Facilities Maintenance, Custodial, Landscaping, Lifestyle, etc.
Ideal candidate will be service minded, team oriented, and have excellent skills in communication, time management, and project management.
- Focus on ground and facilities maintenance and contract management for a large-scale HOA.
- Collaborate with the GM, AGM, and Grounds Committee members to ensure the community is well maintained and cared for, including routine and preventative maintenance and capital projects.
- Manage all maintenance contracts from beginning to end. Oversee the RFP process, bidding, contract negotiations, vendor selection, and vendor execution.
- Proactive management style to maintain a high level of oversight and customer service, with excellent communication skills (written and spoken) and project management skills (attention to detail).
- Interpret the Reserve Study. Ensure budgeting and expenses are in-line with the Reserve Study.
- Manage on‑going capital projects that include paving projects, roofing projects, sidewalk repair, tree and tree root protection and cultivation.
- Manage Excel Reports.
- Other duties as assigned.
- 2+ years of Community Association Management experience is required.
- CMCA or AMS is highly desired, or willingness to obtain, company paid.
- Service driven, Team oriented. Collaborative management style.
- Professional communication skills (phone, interpersonal, written, verbal, etc.) and conflict resolution techniques.
- Self-directed, self-motivated, proactive, takes the initiative, and detail oriented.
- Ability to manage and prioritize multiple projects at various stages of completion. Effective time management skills.
- Knowledge of Microsoft Office products (Word, Excel, Outlook, etc.) at a proficient level.
- Knowledge of typical business correspondence (grammar, structure, punctuation, spelling, etc.) at a proficient level; company policies, procedures and forms.
