Atlas Connections is working with a customer that delivers large-scale, mission-critical facility projects and is expanding its delivery leadership team. They’re hiring an Owner’s Representative (Project Manager) to serve as the owner-side steward from design and preconstruction through construction, commissioning (L1–L5), and turnover—ensuring projects land on schedule, on budget, and aligned to operational readiness standards.
Travel
Note:
Travel is required to an active site in Richmond, VA ~2 days per week, with additional travel to regional project sites as needed.
What You’ll Do:
- Act as the primary owner-side point of contact with designers, contractors, and key partners.
- Lead project meetings, milestone reviews, and executive reporting with clear action items and accountability.
- Maintain visibility into schedule health, cost exposure, quality status, risk items, and safety performance.
- Support site evaluation, early due diligence, and constructability reviews.
- Review design packages for resiliency, scalability, maintainability, and standards alignment.
- Provide input on procurement strategy, bid evaluations, and contract structure.
- Oversee builder/GC and trade performance across scope, schedule, budget, QA/QC, and safety expectations.
- Conduct field walks, validate progress, and drive issue resolution across stakeholders.
- Manage owner-side workflow for RFIs, submittals, ASIs, pay apps, and change-order documentation.
- Ensure readiness for inspections and interactions with AHJs/third parties as required.
- Participate in FAT/SAT, functional testing, integrated systems testing, and commissioning turnover activities.
- Drive structured deficiency tracking and closure through closeout.
- Ensure readiness deliverables are complete (training, documentation, sequences/operations alignment).
- Track contingency usage, forecast-to-complete, and change management; elevate risks with recommendations.
- Validate invoices/pay applications against progress reporting and contractual expectations.
- Support contract compliance, audit requests, insurance documentation, and warranty protections.
- Drive delivery of as-builts, O&M manuals, commissioning documentation, training, and warranty binders.
- Support a smooth transition from construction to operations and capture lessons learned.
- Help standardize SOPs, workflows, reporting cadence, and partner alignment as the program grows.
What We’re Looking For:
- 7–10+ years construction/project delivery experience; 5+ years in mission-critical or high-reliability environments.
- Experience overseeing large, fast-track builds with high MEP/electrical complexity (large program experience preferred).
- Strong working knowledge of MEP systems plus civil/structural/site fundamentals.
- Familiarity with standards/codes such as NEC, NFPA 70E, ANSI/NETA, IBC, OSHA (or comparable).
- Strong project controls capability: schedule, cost, change management, QA/QC, and contractor oversight.
- OSHA 30 preferred;
PMP, CxA, PE, LEED AP helpful.
