Maintenance Technician

Hiring for Maintenance Technicians at all levels: I, II, and III

The Maintenance Technician I will provide general maintenance to rental housing. This position may also perform work to get rental unit ready during change of occupancy. As Maintenance Technician, you will be a valuable member of the maintenance team. You will be responsible for checking, troubleshooting, making and documenting routine repairs in the following areas: air conditioning, water heaters, plumbing, painting, carpentry, and other building maintenance areas.

You will frequently work outdoors in all weather conditions, as well as in attics, crawl spaces and other tight spaces depending on the maintenance requirement.

• Responds to service requests including furnaces, air‑conditioning systems, appliances, water heaters, solar collection tanks, disposals, general plumbing, carpentry, painting, and other required maintenance items.
• Performs skilled work in one or more trades such as HVAC, plumbing, electrical, appliance repair, or locksmith requiring basic knowledge and skills and basic troubleshooting abilities.
• Responds to service requests providing excellent customer service and documents all work in accordance with company policy.
• Maintains equipment such as tools, gauges, snakes, drills, etc., in repair‑ready condition.
• Understands and follows the proper use of equipment and chemicals including the use of personal protective equipment (PPE).
• Follows and adheres to an established preventive maintenance program and performs the required maintenance including replacement of filters, etc.
• Assists in the make ready of vacated units including painting, sanding, varnishing, floor tile removal and replacement, ceramic tile replacement, dry wall repair, fixture repair or replacement, floor stripping, waxing and polishing, window repair or replacement, and similar work on the exterior of the home to make ready.
• Performs emergency maintenance, including sewage back‑ups, water‑main and/or lateral breaks (dig to expose line, repair and replace soil as needed), fires, weather‑related damage, other types of water leaks, appliance repairs, etc.
• Ensures that unsafe conditions are corrected in a timely manner.
• This position requires driving for the Company using either a company vehicle or a personal or rental vehicle to conduct company business more than 50% of the time.

• High School Diploma or GED (or equivalent) with training and or experience in the building maintenance trades.
• 1-3 years experience in building maintenance.
• Have general knowledge of the maintenance trades such as HVAC, plumbing, electrical, and carpentry.
• Able to work outside in all weather conditions and perform physical work, lifting weights of up to 50 pounds regularly and above 50 pounds occasionally.
• Basic computer knowledge.
• Reliable and dependable attendance and punctuality.
• Valid driver’s license in state.

We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $23.60 - $37.85, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors we believe in the importance of pay equity.

The range mentioned above is the general hiring range for the role. Hiring at the top of the range is reserved for exceptionally qualified candidates.
