We’re looking for a Property Manager I to take ownership of the day-to-day operations of a community while building strong relationships with residents, employees, vendors, and partners.

- Lead daily property operations, including leasing, resident services, rent collection, maintenance coordination, and administrative functions.
- Maintain strong occupancy with a goal of 97% or greater while minimizing vacancy loss.
- Coordinate timely unit turns and support unit readiness within 10 days or less.
- Conduct property and unit inspections and ensure property condition standards are maintained.
- Monitor rent collections, income, expenses, and overall financial performance.
- Collect, post, track, and reconcile resident payments accurately.
- Manage property budgets with appropriate guidance and maintain accurate financial records.
- Complete required financial reports and documentation accurately and on time.
- Maintain compliance with applicable affordable housing programs, including LIHTC, HUD, RD, and Fair Housing requirements.
- Complete resident certifications and recertifications accurately and within required timelines.
- Maintain organized and accurate compliance files and documentation.
- Support audits, regulatory reviews, agency inspections, and monitoring processes.
- Supervise on-site employees and coordinate daily work activities.
- Support hiring, onboarding, training, coaching, and development of property staff.
- Establish clear expectations and maintain team accountability.
- Coordinate with maintenance staff to prioritize work orders, preventative maintenance, inspections, and unit turns.
- Address resident questions, concerns, complaints, and conflicts promptly and professionally.
- Maintain productive relationships with residents, vendors, community partners, regulatory agencies, and internal teams.
- Can confidently manage property operations while keeping residents and team members at the center of the work.
- Knows how to balance leasing, collections, compliance, maintenance, and resident needs.
- Is organized, dependable, and comfortable managing multiple priorities.
- Can lead a team, set expectations, delegate effectively, and maintain accountability.
- Communicates clearly and professionally with a variety of audiences.
- Takes ownership of problems and follows through to resolution.
- Understands the importance of accurate records, deadlines, and regulatory compliance.
- Can remain professional and solutions-focused when handling resident concerns or challenging situations.
- High school diploma or equivalent required.
- Bachelor’s degree in business, real estate, property management, or a related field preferred; equivalent relevant experience may be considered.
- Property management, leasing, operations, customer service, administrative, or compliance experience preferred.
- Experience with affordable housing programs such as HUD, LIHTC, RD, or similar programs preferred.
- Knowledge of Fair Housing requirements preferred.
