Summary (Scope of the Job)

Target Solutions – A Cotton Company is actively looking for a Project Manager. The Project Manager is responsible for all phases of construction re‑build projects utilizing proposals, blueprints, specifications, and related documents, to include performance, administration, documentation, safety, and customer contact of a project. The role will provide direction and coordination of a project and will assist in estimating labor, material, and time requirements in order to compute the overall cost of the project.

Key Responsibilities
  • Communicate with operations daily to ensure projects are running smoothly.
  • Keep customers and insurance adjusters up to date on all project activities. Adhere to all company protocol, project and safety policies, accounting procedures, etc.
  • Ensure that service quality meets the company’s highest standard.
  • Assist in preparing scopes of work/estimates.
  • Win competitive bidding situations.
  • Set budgets to ensure profitability.
  • Perform work within a given budget or communicate the job from beginning to end.
  • Project buy‑outs: set draw schedules with subs & vendors, pull permits, initiate, and follow through to ensure all necessary paperwork is in the project file.
  • Develop a site safety plan to communicate and have followed by field supervisors and labor.
  • Budget projects to ensure profitability.
  • Keep clients and adjusters informed to promote good customer service.
  • Ensure job files have properly signed contracts and required forms depending on the type of job.
  • Process files on a timely basis to ensure accurate processing by the accounting department.
  • Complete/draft project management reviews daily for the job file.
  • Conduct safety toolbox meetings.
  • Participate in safety investigations to minimize risk.
  • Adhere to company protocol, policies, accounting procedures and reporting requirements.
  • Perform work within the guidelines of Target and ensure that a contract is signed.
  • Provide feedback (positive or negative) to operation and production managers regarding individual jobs as needed.
  • Maintain an open line of communication and constant networking with adjusters, the insurance community, and any target business assigned.
  • Maintain the highest integrity to ensure the “Cotton” image is viewed in the most positive manner.
  • Hire sub‑contractors and suppliers.
  • Direct daily activities on construction projects.
  • Meet the needs and requests of clients and adjusters.
  • Resolve conflicts with customers and adjusters.
  • Perform operational staff duties and manage scope changes, determining when to extend beyond standard protocol to resolve any potential issues or secure potential work.
  • Understand workflow procedures and systems.
Education
  • High School Diploma or GED.
  • Bachelor’s degree or equivalent work experience.
Experience & Skills
  • Knowledgeable in Xactimate.
  • Heavy reconstruction project knowledge required; minimum two years experience managing commercial construction projects.
  • Proficient in reading construction plans and specifications.
Knowledge and Skills
  • Understanding of workflow procedures and systems.
  • Knowledge of the insurance industry a plus.
  • Microsoft Office applications.
  • Able to travel, both domestically and internationally as business needs arise (required).
  • Proven communication skills and ability to build relationships.
  • Proven organizational and problem‑solving skills.
  • Good driving record.
