Maintenance Technician

Overview

Facilities Maintenance role based in Waco, TX. The position involves performing routine repairs and maintenance for buildings and grounds, including minor HVAC, plumbing, electrical, and carpentry work, as well as routine maintenance tasks.

• Performs routine building maintenance activities and minor plumbing repairs (e.g., leaking faucets, clogged toilets, sprinkler malfunctions); performs carpentry repairs to fix dents/holes and paints walls; performs minor electrical repairs.
• Monitors and repairs/replaces lighting systems, including light bulbs, fluorescent tubes, spotlights, exit lights, and other lighting malfunctions.
• Inspects, tests, adjusts, and repairs physical machinery, heating, cooling, piping, and electrical systems; records maintenance according to schedules.
• Troubleshoots and repairs minor mechanical malfunctions; performs preventive maintenance on vehicles, dishwashers, laundry machines, vent fans, etc.
• Repairs walls, floors, ceilings, cabinets, and furniture.
• Maintains supplies, parts, and equipment belonging to the Facilities Department.
• Performs maintenance activities including construction, welding, brazing, soldering, and plumbing under the supervision of the Property Manager and/or Maintenance Supervisor.
• Checks and repairs pumps, fans, valves, and motors.
• Prepares accurate records for preventive maintenance.
• Assembles and moves office furniture, including chairs, desks, tables, bulletin boards, etc.
• Supervises and monitors regularly scheduled contract services as needed (e.g., pest control, copy machines, telephone, street lighting, utilities).

• Ability to meet attendance requirements.
• Ability to read, write, and communicate effectively in English.
• Ability to exert physical energy required to perform housekeeping and minor maintenance tasks.
• Ability to drive a vehicle safely to perform assigned tasks.
• Frequent physical mobility including standing, walking, climbing, stooping, squatting, and lifting. May include periods of sitting.
• Extensive physical effort required for lifting, moving, and carrying heavy objects (more than 50 lbs) frequently.

• Work involves driving a vehicle and/or working outdoors daily with exposure to weather conditions (rain, cold, snow, heat) and to noise, dust, dirt, and related discomforts.

• High school diploma or GED
• Two to three years of maintenance and repair experience for commercial buildings and grounds, or an equivalent combination of training and experience

• Valid State Driver License
