Maintenance Supervisor II (Island Palm Communities) Job Description
Winn Companies is looking for a Maintenance Supervisor II to join our Island Palm Communities team located in Wahiawa, HI
.
In this role, you will be responsible for overseeing operations and directly supporting the department manager. Provide quality control functions, manage subcontracted activities, training, coaching and staff development. Ensure that all operations are performed safely and result in favorable customer feedback documented through service survey results. Will participate in on‑call rotation as a supervisor.
This position is located at a federal facility. In accordance with the REAL , effective May 7, 2025, a REAL driver’s license/ required in order to access the federal facility.
This position pays an annual salary of $67,911.06 per year.
Typical work schedule:
Monday through Friday, 7:00 AM to 3:30 PM, with a 1‑week on‑call rotation every 13 weeks.
- Participate in hiring, termination, performance management and progressive discipline in coordination with DOM and HR. Train, coach and mentor team members. Schedule and adjust technicians’ daily workload. Assist in coordination of technician training and truck stock inventories.
- Maintain a close and highly responsive relationship with the day‑to‑day activities of the technicians, subcontractors, and residential service coordinators to facilitate service and COM requirements for the location assigned. Adjust technicians’ schedules as needed to complete all work requests promptly. Develop and support technicians. Assist in the coordination of technician training, truck stock inventories, vacation planning, and company meetings. May be responsible for duties of Maintenance Technicians, Service Order Coordinators, COM coordinators and other Field Supervisors in their absence or as required.
- Perform Quality Control checks for the service request process for technician and subcontracted work to ensure time and quality expectations are met. Perform Quality Control checks throughout the COM process for technician and subcontracted work to ensure time and quality expectations are met.
- Service Order Coordination includes investigation of resident complaints and resolution when possible and coordinating subcontractor work and scheduling specialty work to be performed outside of the normal appointment system. COM Coordination includes scope and identifying tasks required for COM including estimating time and cost to complete repairs, coordinating contractor work.
- Respond to service calls, complete COM work and other property maintenance requirements. Resolve any maintenance‑related issues with residents concerning the maintenance department and condition of the home. Elevate issues to supervisor as needed. Must be able to handle issues of a more sensitive nature requiring a higher level of customer service skills. Participate in the on‑call rotation as a supervisor.
- High School diploma or GED.
- 3 to 5 years of required work experience.
- Less than 1 year of supervisory experience.
- Every employee must have a current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
- General knowledge of HVAC, electrical, plumbing, and appliances.
- Experience with computer systems, particularly Microsoft Office applications.
- Availability for on‑call activity during off‑hours for urgent needs.
- Solid verbal and written communication skills.
- Ability to supervise and work with a diverse group of people and personalities.

- Vocational or technical training.
- Carpentry, painting, plumbing, electrical, HVAC or appliance certifications.
