Bell & Associates has been engaged to identify a Controller for a well-established property management/HOA organization overseeing a large portfolio of HOA entities
. This is a senior accounting leadership role responsible for the integrity of financial operations, month-end close and reporting, internal controls, compliance, and audit execution across 20+ entities
.
If you’ve led high-volume accounting teams, managed multi-entity close cycles, and can confidently present financials to non-finance stakeholders (including Boards/Treasurers), this is a strong fit.
What you’ll own- Lead the day-to-day accounting engine across AP, AR, collections, and senior accounting functions
- Oversee cash activity and reconciliations across operating and reserve accounts
- Maintain strong internal controls and segregation of duties across the accounting function
- Run month-end and year-end close across 20+ entities, including review of journal entries and financial statements
- Deliver monthly reporting and variance explanations (budget vs. actual), highlighting trends and risks for leadership
- Serve as primary contact for external auditors and drive a clean, on-time audit cycle
- Ensure timely and accurate regulatory and tax-related filings (including forms such as 1120-H / 990, as applicable)
- Support California-specific governance/reporting requirements relevant to Mutuals/HOAs
- Act as the financial point person for Mutual Boards and Treasurers—translating accounting rules into practical guidance
- Present financials in key meetings (budget reviews, reserve study acceptance, etc.)
- Lead, mentor, and develop the accounting team; set and manage performance expectations/KPIs (close accuracy/timeliness, AP turnaround, AR delinquency metrics)
- Partner cross-functionally with operational leaders to ensure financial information supports execution
- 7+ years progressive accounting experience, including 3+ years in a Controller or senior accounting leadership role
- Strong HOA/Mutual/community association accounting background (fund accounting + reserve accounting)
- Net Suite expertise and advanced Excel skills
- Bachelor’s in Accounting/Finance (CPA and/or Master’s preferred)
- Confident communicator—comfortable presenting to Boards and aligning stakeholders who aren’t finance-native
