CCH Central Office – 1855 Olympic Blvd, Walnut Creek, CA 94596 (or fully remote in the continental United States; hybrid if located within the San Francisco Bay Area).
Salary Range: $91,449.00 – $ (California); $77,732 – $108,843 outside of California.

Job Summary

The Asset Manager holds full accountability for the long‑term sustainability and performance of a diverse portfolio of properties. This role exercises significant decision‑making authority in financial oversight, regulatory compliance, and strategic planning to optimize asset value and minimize risk. The Asset Manager develops and executes strategies that ensure operational excellence, financial health, and adherence to all governing requirements, while driving initiatives that maximize owner returns and portfolio growth.

Key Responsibilities
  • Contribute to caring and positive working and living environments for all employees and residents.
  • Establish annual property and capital budgets and submit for final approval.
  • Prepare budget‑based rent increases for submission to HUD and follow through until approval.
  • Complete and submit timely all compliance/financial reporting for third‑party agencies as required (HUD, investors, state agencies, etc.).
  • Conduct monthly financial reviews for all properties in the portfolio.
  • Submit reserve replacement/residual receipt requests to HUD.
  • Work with real‑estate development on refinance/new‑project pro‑formas.
  • Provide financial reporting to boards as needed.
  • Handle SAM renewals.
  • Monitor surplus cash monthly and ensure annual surplus cash distribution.
  • Provide annual financial statement inquiries/responses to third parties.
  • Review draft audits, oversee corrective action as needed.
  • Maintain clear understanding of key property documents (partnerships, regulatory, loan and subsidy documents) and their obligations/opportunities.
  • Conduct periodic property physical inspections.
  • Assure deferred developer fee payments, asset‑management fees, and other incentives or reimbursements due to owner are received, maximizing owner waterfall opportunities.
  • Ensure fulfillment of other waterfall obligations to subordinate lenders.
  • Develop year‑15 exit strategy.
  • Work with internal departments and third‑party agencies on requests as they arise.
  • Update contact information with third‑party agencies as changes occur.
  • Update HUD Secure System changes/updates/requests.
  • Submit and track insurance claims until closed.
  • Maintain KPI and financial analytics dashboard.
  • Other duties as assigned.
Reporting + Organizational Relationships

This position will report directly to the Director of Asset Management and does not have any supervisory responsibilities.

Compensation & Classification

The salary range for this position is $91,449 to $128,060 in California and $77,732 to $108,843 outside of California. The position is exempt, full‑time, and eligible for a competitive benefits package including health, dental, vision, life insurance, and an 8% employer contribution to retirement. Remote or hybrid work is available.

Qualifications and Requirements
  • Bachelor’s degree (B.A. or B.S.) in accounting or finance.
  • 5+ years of progressively responsible, relevant experience in affordable housing asset management or related field.
  • Experience in real‑estate and affordable housing industry is a plus.
  • Knowledge of Yardi Voyager accounting, advanced Excel skills.
  • Ability to handle multiple tasks simultaneously.
  • Strong interpersonal, written, verbal, and organizational skills with attention to detail and accuracy.
  • Proficient with Microsoft Office 365 and accounting systems.
  • Customer service orientation and ability to communicate with tact and diplomacy.
