Building Maintenance, Maintenance Technician / Mechanic
The
Maintenance-General is responsible for performing maintenance and repair duties for community associations, with a primary focus on exterior carpentry, painting, plumbing, electrical, and minor roofing repairs. This role also handles a variety of exterior maintenance responsibilities to ensure the communities we manage are maintained in a safe, functional, and professional manner.
- Perform routine preventive maintenance to ensure building systems operate efficiently and the physical condition of buildings is maintained.
- Perform maintenance tasks, including carpentry, painting, plumbing, and electrical repairs.
- Clean and repair building fixtures, including lights, locks, windows, doors, screens, walls, floors, gutters, and drains.
- Operate, maintain, and repair building systems and equipment as needed.
- Maintain company‑issued vehicles, including routine preventive maintenance and oil changes.
- Perform other duties as assigned.

- Must be able to communicate effectively with internal and external customers and clients.
- Knowledge of general maintenance requirements, including documentation, safety procedures, reporting requirements, and applicable regulations.
- Knowledge of electrical and plumbing codes and maintenance requirements, including documentation, safety procedures, reporting requirements, and applicable regulations.
- Knowledge of OSHA worksite and personal safety requirements.
- Knowledge of state and local governmental safety requirements.
- Strong professional communication skills, including phone, interpersonal, written, and verbal communication.
- Ability to interpret and follow verbal and written instructions proficiently.
- Knowledge of company policies, procedures, and forms.
- Strong time management and prioritization skills, with the ability to handle time‑sensitive tasks.
- Self‑motivated, proactive, detail‑oriented, and able to work effectively as part of a team.
- May be required to provide and maintain basic personal tools, such as a power drill, power saw, screwdrivers, level, and hammer.
- Ability to safely operate, climb, and perform work on ladders up to 24–28 feet (1–2 stories).
- Ability to use a smartphone and email for daily operations, basic communication, and monthly expense reporting.
- Ability to safely operate a motor vehicle and travel between work locations.
- Ability to frequently lift and carry up to 20 pounds.
- Ability to sit, stand, bend, push, pull, grasp, twist, reach overhead, walk, stoop, kneel, and climb.
- Ability to use hands and fingers to input data into information systems and to communicate effectively by speaking and hearing to gather and provide information related to departmental processes.
