The Maintenance‑General is responsible for performing maintenance and repair duties for community associations, with a primary focus on exterior carpentry, painting, plumbing, electrical, and minor roofing repairs. This role also handles a variety of exterior maintenance responsibilities to ensure the communities we manage are maintained in a safe, functional, and professional manner.

• Perform routine preventive maintenance to ensure building systems operate efficiently and the physical condition of buildings is maintained.
• Perform maintenance tasks, including carpentry, painting, plumbing, and electrical repairs.
• Clean and repair building fixtures, including lights, locks, windows, doors, screens, walls, floors, gutters, and drains.
• Operate, maintain, and repair building systems and equipment as needed.
• Maintain company‑issued vehicles, including routine preventive maintenance and oil changes.
• Perform other duties as assigned.

• Knowledge of electrical and plumbing codes and maintenance requirements, including documentation, safety procedures, reporting requirements, and applicable regulations.

• May be required to provide and maintain basic personal tools, such as a power drill, power saw, screwdrivers, level, and hammer.
• Ability to safely operate, climb, and perform work on ladders up to 24–28 feet (1–2 stories).
• Ability to use a smartphone and email for daily operations, basic communication, and monthly expense reporting.
• Ability to safely operate a motor vehicle and travel between work locations.
• Ability to frequently lift and carry up to 20 pounds.
• Ability to sit, stand, bend, push, pull, grasp, twist, reach overhead, walk, stoop, kneel, and climb.
• Ability to use hands and fingers to input data into information systems and to communicate effectively by speaking and hearing to gather and provide information related to departmental processes.
